We have used Holden Smith Law to move house and we were looked after by Hannah Wilde as our conveyancing solicitor. We have to say that she has been absolutely brilliant. Not only keeping us up to date on both our sale and purchase but also being decisive with her counterparts (solicitors for the other venders and purchasers in the chain) ensuring a very smooth and quick exchange and completion. There were a number of challenges with other participants in the chain but Hannah sorted them all. Also, there were a couple of times that we had a wobble and Hannah was always there to calm us down and provide a professional perspective.
If I could give zero star I would.. My offer was accepted in December 2024 and I had the keys finally at the beginning of September. A empty, no chain property took 9 months to complete, by the "help" of Keely Moore who I had the missfortun to deal with my case. She was slow, careless, very bad communicator, not competent and at times I felt she was rude. She missed a lot of things during the whole process like the searches were back for a few weeks, when she was still waiting for them. She was included in the original email, but I had to resend it to her and no acknowledgement of her mistake nor any apology. This was just one of the several mistakes she made during the process that delayed my completion date. And she kept blaming the building management company and the sellers solicitors. She even didn't send off the transfer of ownership paperwork tho it was agreed it would be done by a colleague of hers while she was on holiday and I was assured she will have all the information. Thank god my lovely mortgage broker and me kept chasing stuff. At times felt we were doing her job.. The online App was also useless as was not updated properly with certain details. I definitely don't recommend this firm, especially if you get Keely, just pull out and find another company.
Ryanne at Holden Smith assisted us with our recent house purchase. Her communication was excellent,and she updated us at every stage so we didn't need to chase anything. This is the second time Ryanne has been our conveyancer, and both times we had a very positive experience, and I would highly recommend her.

After my old solicitors went into administration, Holden Smith took over my case, we wanted to be in before Christmas but with the huge delay it was looking unlikely, however Holden Smith were brilliant, they responded to emails fast, got the job done and made sure we got the keys to our first house before Christmas! AVOID. We are first time buyers and have been calling for days on end to try to finalise the quote and speak with a representative (F.I.) and after being sent wrong documents and not having a single phone call returned we have gone elsewhere. If they’re like this even before the legal tender process I cannot imagine what they will be like after you sign on with them. Buying a house is stressful already- pay the extra money and go somewhere else for a peace of mind (nearly lost the offer on the house with how slow they are). Just AVOID.
