What can I say about The Fold… Unfortunately since starting our tenancy two years ago, we have had our fair share of grievances as I’m sure everyone else has. Firstly, the mould in some of the apartments is absolutely ridiculous. This place has been plagued with water damage, including to the entire ‘library’ space which was such a selling point for us, with ongoing work aiming to repair this waking us up in the early hours of the morning and on weekends. This leads me onto my second grievance. Whilst this is marketed as a built to rent with on-site amenities, all of the amenities have been out of action for some time. The lounge on the top floor and the library/ work space on the first floor have pretty much been unusable for the duration of our tenancy. The grounds around The Fold are completely unkempt. The water feature has been broken for a year and is filled with green sludge. There are weeds growing in every pavement crevice and the bricks are stained from not being washed. It doesn’t feel like home. Unfortunately the management here is really poor. When there was a 48 hour water outage due to necessary maintenance, there were no provisions other than bottled water which ran out within 30 minutes - leading to a two hour wait to obtain any further supplies. That means no toilet flushing, no showers, no drinkable (unless you were lucky enough to get a bottle) and on top of that there weren’t any payments made for the inconvenience caused due to a lack of cooperation from Croydon council (I’m fairly pissed about this because I spent my birthday carrying a bag full of toiletries to the gym). Multiple times the hot water has been out, meaning cold showers are something all tenants have had to get used to. When the electricity was to be turned off throughout the entire building, what were the residents on the higher floors to do? Walk up 30 flights of stairs? Even when trying to arrange cleaning for our exit we were quoted a price, only to receive an email 3 weeks later saying that they misquoted and actually there was a 20% increase due to VAT. Fortunately when we suggested this was an absurd proposition and they should shoulder the cost for the mistake, they agreed. The only saving grace for this place is the front of house staff who are always lovely. They really hold the fold together and make it feel like a community. Unfortunately just about everything else is subpar at best. Do not move here until there are serious steps made to restore the building and build better relationships with the council who supposedly are there to uphold the grounds from their £144 million pound office across the road. Edit: they are now kicking all current residents out to repair the building in March of next year. If there were any doubts about how compromised this building is - I’ve attached some pictures from the ‘social spaces’ for evidence.

I have lived here since the building first opened, and I have to say this is the WORST management team ever. They show no sympathy, lack the ability to solve problems, and instead of providing solutions, they simply shut everything down. We pay high rent and get the least service in return. When the building first opened, everything was new and the facilities were decent. But after the first year, everything started going downhill. There has been constant hot water outages, frequent elevator breakdowns, broken security doors, and the communal working area has been closed for months due to leaks. Many residents’ flats have suffered from severe leaks and even mould. The reception ceiling often turns into a “waterfall,” and the terrace area has been shut for so long I can’t even remember when it was last open. While a few reception staff are genuinely kind and helpful, the management team and the manager have left me with the worst impression. They don’t fix problems—they just make life harder for residents. This building could have been so much better, but what a shame it has been ruined by such poor management.

For a year and a half, the water pressure in my flat was consistently poor, as shown in the attached photos. At times, it was so bad I was unable to wash or shower—completely unacceptable for a place marketed as modern living. I raised this issue with management multiple times and requested compensation for the lack of such a basic necessity, but nothing was done. Like many other residents have mentioned in their reviews, the management team at The Fold repeatedly passes issues on to “higher powers” with no results. No solutions. No accountability. No compensation for the ongoing lack of service. In addition to the water pressure issues, the lifts are frequently out of order. On one occasion, I was trapped in a lift for over two hours. The only staff member on site was a temp who had no clue what to do, and the lift’s emergency communication system failed completely. Again, I reported this to management, but instead of addressing it seriously, they chose to ignore it. My experience has been deeply frustrating, and the general lack of responsibility or care from the management team is a recurring theme.

Tall tower in central Croydon. Good views. Couldn't believe how much green is around Croydon. Secure entrance, but people do leave it open for others so an opportunist could take advantage. I noticed there are lots of tourists staying there so being in holiday they will be more relaxed about this stuff so don't leave anything unattended even in the foyer. The foyer is nice and airy and usually has someone on the desk. There are 3 lifts and whenever I've gone they have all been working, but there are 33 floors so sometimes you need to wait. It recently had lots of problems with the hot water but they seem to have been fixed The flats are clean and basic decorating but they do allow you to do some of your own as long as you put it back to what it was when you leave. Location is very good for Croydon stations and shopping. Lovely little gardens/grounds at the bottom. Parking is not so great but that is the same for anywhere in Croydon.

Edit: Showing the epic design of the bin shuttle. The shuttle is blocked because there's only a bin collecting the rubbish of the whole building. Management team should seriously think about the solution. ========= The flat is alright but gets super dusty all the time. There was a time I was away for 1 week. I shut all the windows and doors before leaving, the flat was full of dust when I came back. Not to mention the extremely poor property management team. The resident team looks like an amateur compared to other build to let properties. They only open 1 lift access to the floors all the time. It is nonsense that residents across 34 floors have to share one single lift for in and out all the time. Additionally the bin shuttle is always broken. We have to walk down to the basement, push through so many doors to throw our rubbish in the waste room. The most insane part is that the management team issues SECTION 21 to the tenant right about 2 months before the tenancy contract ends before you decide the renewal of the contract. It is totally an unpleasant experience. Avoid this building.

My apartment is beautiful, the views are stunning, and the building has all the facilities I need. Thank you to the wonderful Krina, Michelle, and Arnold for all your that you do. The view is amazing and the apartment is lovely, but upon moving in we had electrical problems which took forever to fix and constant reminders from our side. At times the lifts don't work (without reason) and it's inconvenient, no way you can take the stairs for +30 floors. Some staff members are cheerful and really nice to talk to, but others are grumpy and a pain to interact with. The building is quite aesthetic and has nice shared spaces, but there have been leeks affecting the top floors. Rating three stars and not lower because I really like the apartment.

Edit: It seems like since there has been some criticism, the staff have started making some changes and being responsive. Great! However, my move in was so awful that I stand by my original review. Before this, I lived somewhere way more central in London (zone 2) where the entire time I was treated with respect and transparency. Initially, I was excited to move into The Fold, and I don't get any pleasure from leaving bad reviews. Unfortunately, there are just a lot of niggling annoying bits and pieces that make living here feel stressful. Hope it improves in the future. ----- Really nice new flats, but the management and staff ruin the experience. They don't respond to your requests or emails (like literally - I sent five emails about an issue and not a single one was answered. even put in a request through the resident's portal and it was just closed with no response. When I first moved in, front desk staff were rude and didn't care about my onboarding at all. When I first went to pick up my key, I rang the bell for reception and one of the women made eye contact with me and then walked away. I had to wait for someone to leave until I was let in. It also left a sour taste in my mouth on one occasion to see a young woman struggling to bring in multiple large packages while the two front desk people just sat doing nothing and watched her. Surely, if you're front desk reception you should try to lend a hand?? Try to hold the door open at least? The only nice people have been one young man I've seen at the desk on the weekends, and another who works later in the evenings. On top of that, the lifts are frequently broken, which is awful when there's like 35 floors and you're near the top. >:[ Overall, I'd stay away from this place and try somewhere else. I'll most likely leave after my year lease is up.

I want to share my thoughts about this wonderful place. I don't understand where these negative reviews came from, because I am absolutely delighted with The Fold. I moved into this apartment on November 9th, and a week later I already have something to say. Concierge service. I didn't have time to register in the private system for residents of The Fold, there is too much information, but even without it I get full 24/7 support from the company. I am always greeted here with a smile, always happy to help, solve some of my everyday problems and always in touch. I was very pleased that when I moved, I received a full package of documents by e-mail, my Contract and Inventory Report, not just with a description of the apartment furniture, but also with an indication of all defects and scuffs. This pleased me very much, and suggests that the company works honestly with its landlords and does not want to impose any additional expenses after eviction. Handbook for residents is a separate love. A huge document, with a complete guide to what works and how, where to go + travel guide to the nearest GP, shops and leisure centers. I want to mention some guys. I think they deserve some small encouragement for their work. I think this is The Fold's business card for today. First of all, I want to express my gratitude to Krina for helping me to quickly process all the documents for the move, and organize a quick move, and not stretched out for weeks, as usually happens in other companies. She worked so quickly and efficiently that it didn't even bother her to answer my night letters. Before I had time to stop by, I already felt support and care for myself. A few hours before the arrival time, I was able to leave my things in the parcel room, which made it possible to easily move at the specified time. And interestingly, it was not limited only to the execution of the document, she continues to stay in touch to this day. A very nice woman. If you are lucky enough to meet Michelle, then you are lucky. With her, my first days and moving were very easy. When I moved into the apartment, she constantly kept the doors open at the entrance, helped me with heavy bags. I was surprised when she took my bags and dragged them along with me. And I didn't even ask for it. On other days, when I was transporting heavier things, she offered me a wheelbarrow for transporting luggage, which I could take to a taxi, which was also easy to move. When I just moved in and started living in an apartment, I noticed some problems with my dishwasher (not a breakdown, but most likely due to the fact that it was its first launch, and I didn't know how it worked). I immediately informed her about it. Instead of just telling me that she will leave an application for a master, and you need to wait a “week” to solve the problem (as the British usually like to promise)), she immediately went with me to the apartment on her own and tried to solve this issue herself. And to everything else, she left a lot of dishwasher tablets for the first time, realizing that I had just moved and had not made any purchases yet. It's very nice! Until today, every weekday, she is constantly in touch and is always happy to help. It's amazing! Arnold. This cute guy, my lifeguard on weekends and at night. I think I approached him with the most stupid questions, and all because I was too lazy to read the Handbook, and he was happy to help. From the last one, when I couldn't find a place to throw garbage, he didn't just point me to the door, but went with me and showed me how everything works here. Therefore, what can I say about The Fold team - the guys are very good, always in touch and always help. No one kept me waiting for weeks and all issues were resolved instantly. They try very hard to be useful, and they are very good at it. Thank you, I'm happy to be here.
