The block itself is great, nice location and brand new flats. The main problem is with Acorn, that manages this building. Acorn’s Bromley branch proves to be irresponsible, incompetent, and inadequate in terms of property management services. During the Christmas holidays, our 16-floor block was left without functional elevators. It is important to recognize that we have children, disabled individuals, and elderly residents in our building. The management was unresponsive, failing to answer phone calls or provide engineers with access to the elevators. Their negligence as a property management company is unacceptable. We have resided here for 2.5 years, during which Acorn has consistently demonstrated indifference towards tenant service. Only one elevator functioned briefly during our initial move. And they promptly appear when it is time to increase rental costs. Inexplicably, the gas tariff for residents has skyrocketed (now at .48p per kWh compared to the market average of .06p per kWh), which is well above the standard market cap. Despite our numerous claims and requests, Acorn's response has been either neglectful or a repetitive promise to review the contract with the provider—a promise that remains unfulfilled after A YEAR!. Moreover, no compensation was offered when a contractor, who came to check the boiler while we were on vacation for three weeks (which Acorn was fully aware of as I've informed them), left our heating system running on a full scale. This resulted in substantial extra costs, to which Acorn's only reaction was an insincere apology. Think twice before considering renting any property here with Acorn.

The water heating charges are too high. There is no parking. The lift is not working for a week during holidays. The amazon packages are stolen regularly. Had to climb stairs with kids who were unwell for GP visits. Also when the whole family was not well, I had to climb stairs several times for groceries. The maintenance is horrible. This place is becoming not livable anymore.

Have been living here for 2.5 years and it has been amazing me how little Acorn cares about their residents at Perigon Heights. One of the lifts hasn't been working since we moved in. Now second lift is out of service from 24th of December! Apparently Acorn works with 2nd tier contractors, who do not have the same sense of emergency. It is 27th of December and we still have no clear committed timeline for when at least one of the lifts will start working. We have small children, old people, sick people in the building and it is absolutely embarrassing how little Acorn has done do fix the situation. We are locked out of free movement for the whole Christmas and potentially New Year. How many years does it take to fix the lift?! This company is eager to collect rent but not so eager to fix people's problems. An example of corporate behaviour caring only about revenue and profit and not their residents' satisfaction!

Nice building and a great location for accessibility to central London however: a) lifts work infrequently in the building. One lift hasn’t worked for over two years and the other has failed multiple times this year and is currently out of service since 24 Dec b) inexplicably high heating tariffs in the building c) poor facilities management by Acorn and responsiveness / consideration for tenants d) maybe obvious but property is located in town, so noise pollution is present. Sirens from ambulances and the police station next door are a regular occurrence throughout the day and night, so if you work from home or have small children maybe not the best location for you. Other than that the flats themselves are well proportioned and have beautiful views of Bromley especially from the upper floors.

Living at Perigon Heights has been an absolute nightmare, and I would strongly urge anyone considering this building or these management companies to look elsewhere. Here are just a few examples of the appalling treatment we have endured: 1. Unreliable Lifts: Since the building opened, the firefighter lift has never worked for more than two weeks at a time. Repairs take months, and the second lift frequently breaks down, leaving tenants, many elderly or with children, forced to climb up to 16 flights of stairs. Imagine paying rent for a “luxury” high-rise and then being expected to physically exhaust yourself every day just to reach your home! 2. No Communication: Acorn recently told a tenant to communicate lift updates on their behalf because they were having “problems with their bulk email system.” Let me repeat that: Acorn expected a tenant to do their job for them! If they can’t send bulk emails, they should call or email tenants individually. Instead, they leave everyone in the dark, forcing us to dig for information and rely on rumors. 3. Total Neglect During Emergencies: Over Christmas, both lifts were out of service for four days, and Acorn made empty promises to fix them. On Christmas Day, an ambulance had to carry an elderly tenant down multiple flights of stairs—after taking 30 minutes just to get up to the patient. This delay could have cost someone their life, and Acorn still doesn’t take the issue seriously. 4. Unjustifiable Heating Costs: Tenants are locked into a monopoly for heating and hot water, paying up to £250 a month for a small two-bedroom flat in the summer! Acorn and Purelake have done nothing to address this exploitation, leaving residents trapped with extortionate rates. 5. Complete Lack of Responsibility: Acorn expects us to put up with broken lifts, excessive heating bills, and nonexistent communication while refusing to take any accountability. They can’t even send proper updates but somehow expect us to “make an effort” to climb up and down endless flights of stairs! Living here has been a constant struggle, and the disregard for tenants’ well-being is staggering. If you value your time, money, and mental health, stay far away from Acorn, Purelake, and Perigon Heights!
