   Can't tell you how dissatisfied I have been with this letting agents. As both a landlord and a tenant. Underhanded and less than honest. I honestly couldn't think of anything good to say about them. They take your money and do the bare minimum. Completely incompetent and out for as much as they can get. Avoid at all costs

   Me and my partner, Yan had a thoroughly good experience using Steps, (Dagenham). We were guided brilliantly through the whole process by Derek Long. Derek was quick to respond to all queries and was a great help with form-filling. From start to finish, Derek saw us through the whole process; we can't fault him. He's a lovely man, going over and beyond to help us eg finding a new buyer really quickly when the first one had to pull out. We will be using Steps/Derek again without hesitation.

   ****WARNING**** Please be aware, this Estate Agent markets properties with incorrect Energy Performance Certificates. I would advise due diligence and review the EPC in depth when provided to you. I have had the experience where a property has jumped from an 'E' rating to a 'C' rating, where no work has been carried out. When I brought this to the attention of Steps Estate Agents, specifically Karen, I was told that it was probably because it was a different assessor. The only issue was that the house in question was described as having 'cavity wall insulation' and 'loft insulation'. Unfortunately, neither of these was possible as the house has neither cavity walls nor loft space access. There were a number of other discrepancies which I also brought to their attention, but again, this was not taken seriously, and the agent really didn't seem that bothered. Of course, the wider issue here is was the certificate purposely falsified, or is it a genuine mistake by the assessor. I do not know the answer to this question, but having contacted the assessor, they agreed that the certificate is incorrect. Having incorrect EPC ratings is a huge issue, especially if you are entering into an agreement where you are on a strict budget - the EPC may show information which suggests that the property is more energy efficient and therefore energy bills should be lower, but if this information is wrong and you end up with unaffordable bills then it could put you at risk of losing the property. **Side Note - they also write their own reviews, see below, 'Karen Barnes' is an employee here!!

   I recently completed on the purchase of a flat which was with steps. Throughout the process I dealt with Sev who was absolutely fantastic. She is very professional yet feels so very approachable and warm and understanding regarding the whole process. She was very active in chasing for updates and at times I would find out more information from Sev than from my own solicitor. I highly recommend this agency, staff very nice, friendly, approachable and professional.
