Stayed here with my mother. Our room was gorgeous and the staff were very friendly. Lovley old house with very good heating. The only minor annoyance was that the front door was slammed shut by numerous other guests.

Avoid this place. The room wasn't a room. It was a closet with beds in it. Asked several times for a change but no even as they had vacancies. We booked in April for July and got one of the shittiest rooms I ever had. If it had been cheap so ok but no. 200 £ per night. No window, toilet and shower in the hallway. A really disappointing experience.

Everything was going fine until the day that we did the check out. We asked if we could leave the luggage in the venue, saying that we would have picked it up between 15:30 and 16:00. They offered this service, under the payment of 5£ each. It was already suspicious, but we had no other option. We arrived at the agreed time, and there was absolutely no one and we couldn’t enter the venue, as we already checked out. We rang the bell so many times, we called the phone number and no one was picking up. Finally an other guest left the venue, and we could open the door and enter. Shady behavior from the owners, doesn’t look safe

Really convenient lock box, self check in. Lovely, character building. The room was compact but very well put together with everything we needed. It was clean and comfortable. The service was good when we needed to ask a question and it was great value for the location. Not a full 5 stars for the room because the curtains let a lot of light in and you could hear other guests in the hallway very clearly if that kind of thing impacts your rest. We had done so much walking around the city that it wasn't any trouble for us.

Easy to find with a tram stop right around the corner. The area was pretty quiet at night even with the window open. Room was very clean and modern, the bed was comfortable, en suite was a little small but good to have a private bathroom. The woman at reception was very welcoming and polite.

A very cosy, chic and clean hotel not far from the city centre and the Calton Hill.0

DO NOT RECOMMEND. SAVE YOURSELF FROM THIS PLACE We were charged extra for arriving an hour early even though the whole guesthouse was empty and the room was available. We were charged extra for leaving two bags for a couple of hours even though we checked out earlier than the actual time. They don't have a cloakroom or kitchen, but they will charge you for leaving your stuff in the common area in an empty guest house. The staff is extremely rude, unhelpful and hostile. They already charge you a big sum for a tiny room and it felt like they were looking for more ways to make money out of you.

The only positive about this place is the location. These people should be ashamed to call themselves a business and I would avoid them. They never responded to a single message that we sent to them, starting from when we requested info on the check-in process ahead of time, to when we reported the bathroom door handle was completely broken after we arrived. 8 hours later nothing had been done - and still no response - and my girlfriend got totally stuck in the hot bathroom with no light or way out. The staff weren’t working and if I had not been around she could have been stuck all night and suffocated. We were promised multiple times that management would get back to us and even now, days later after checkout, nobody has replied to any messages. The place was dirty, and bed had an incredibly sharp, bent metal frame that pierced/ruined my expensive denim jeans and would have sliced my skin wide open.

Absolute abomination of a stay. The guest house is so noisy you can hear everything that moves in the house. Floors are squeeky and not leveled. Area has alot of homeless People which tend to ring the doorbell in the night alot. House is old and in a bad state. Only positive was the bathroom which wasnt too horrible. Matresses were uneven? Which makes you roll out of the bed involuntarely. Not worth the money. Will not recommend to anyone.
