   My experience with this agency was disappointing due to an extremely rigid and procedural approach. Despite providing all requested documentation and cooperating fully, the application could not proceed because of referencing requirements that were not clearly clarified upfront. While the holding deposit was eventually refunded, the process caused unnecessary uncertainty and stress. Based on my experience, I would recommend that prospective tenants exercise caution and ensure that all referencing requirements are clearly confirmed in writing before paying any holding deposit.

   Avoid. Avoid. Avoid. Worst experience ever. I rented a flat where the boiler failed in the middle of the winter and for the week I had no heating and hot water I was told I could ‘go and visit a relative of the landlord for showers’ - slow to resolve, no sympathy and no compensation. On check out they tried to charge me an extortionate amount of money for cleaning an already clean flat. If you can, avoid this letting agent. Beware.

   I got rental apartment from Ben property 2.5 years ago In Edinburgh, still staying at same apartment.Ben property is always attentive and well managed organization. They have huge team which keeps taking care of different parts of apartment like annual house inspection, heater and electronics Inspection before winter which helps to keep everything working in house. They address any reported issue quickly. Most recommended. Thank you for making our stay comfortable.

   We rented a property from Ben Property in Edinburgh for just over two years. When we moved in there were serious issues that Ben Property refused to address and were extremely rude to my wife who ended up in tears after phoning them to raise the issues. We ended up dealing directly with the landlord - who sorted the issues promptly. The property was in an awful state of disrepair and uncleanliness when we took entry. I spent a lot of time, money and care on the overgrown and unkept garden and we looked after and cared for the place inside and out over the two years as if it were our own. During the tenancy, once the initial issues had been resolved we had minimal issues. When we did, these were sorted promptly by Ben Property. However when it came to moving out we ensured we had an overlap and spent two days cleaning the property once we had moved out; leaving it in an immaculate condition. Ben Property proposed ridiculous cleaning charges initially of £120 from our deposit which we disputed. Items that they claimed were unclean were not on the cleaning schedule that they sent as part of the end of tenancy paperwork. When I raised our experience by way of feedback they were defensive and rude, clearly unwilling to change their end of tenancy procedures. All in all not a great lasting experience of Ben Property, which is a shame. The bottom line is that the property was returned in a significantly better condition than it was received. Be aware that if you rent from Ben Property - you may have problems when you move out at the end of the tenancy with deductions from your deposit.

   My Landlord handed over management to this company, whereas once I would've dealt directly with my landlord who answered immediately and sorted issues out promptly I am now left waiting for days/weeks without a reply or response. The staff have an abrupt condescending tone and I feel like they look down on tenants.

   Ben Property have managed my flat for nearly four years and have always given exemplary service. They have cared for my property and tenants very well (I have always checked this with my tenants) and kept me fully informed. One of their strong points is continuity of staff - not always the case with management companies - and each of those staff members is unfailingly pleasant, reliable and efficient. I have used three different management companies in Edinburgh and would not hesitate to recommend Ben Property.

   Superb experience letting with Ben Property. Our flat was in excellent condition when we moved in, over two years ago. The service and communication throughout our tenancy was second to none, especially when compared to the cash grabbing, rude and incompetent letting agency we rented from prior to our experience with the professional, helpful and considerate Ben Property. I would highly recommend and should we move back to Edinburgh and need to rent, I would no hesitate to turn to Ben Property once again. 5 stars.
