   Buying a Bellway property was the worst mistake of my life In August 2019 I purchased a new home from Bellway at their development in Shawfair Midlothian. This was the worst mistake of my life. Since purchasing the property I have endured four horrific years dealing with Bellway. As soon as Bellway receive your money they have no further interest in you. Bellway's company motto should be "cannot be bothered" as this perfectly sums up their attitude to customer service. It is not possible to rely upon the warranties that Bellway supposedly provide because they simply ignore you and refuse to carry out the necessary work. After many false promises over many years Bellway are refusing to fix a number of issues such as the unsupported driveway that was built too high and completely covers two gas safety vents, the large gaps in the mono block, the faulty water tank that has made a popping noise since I first moved in and at one point leaked onto my kitchen ceiling, the faulty toilet flush and the cracked render around most windows and doors. Regarding the render, Bellway have attempted to fix it on two separate occasions over three years without success. Apparently they are going to come and fix it when the good weather arrives. Although no dates have yet been arranged. In December last year, the customer services manager wrote an email stating that he would personally raise a job to resolve the water tank and toilet flush problems. Unfortunately, after sending the email he obviously couldn't be bothered as nothing happened. After four horrific years I have now given up with Bellway. Buying a Bellway property was undoubtedly the worst mistake of my life.

   Really bad experience with Bellway,been living in shawfair now for almost 3 years and the aftercare from Bellway is just getting Bad to the extent now that the Managers just plain lie to you just to fob you off. I’ve been waiting now for my snagging to be resolved in every room off the house for almost a year, shower not working,mould in bathrooms,damaged frames around windows..the list is endless, and each time a manager will come round assess the repairs and then not hear from him again,this has happened numerous times and each time they just fob you off with the same old nonsense. NOT A GOOD EXPERIENCE WITH BELLWAY..WOULD I RECOMMEND..NEVER!!

   We have lived here for nearly 3 years now and the Bellway experience is not a good one. Bellway promise the world and never deliver on any of it. It took 9 separate attempts for them to replace damaged kitchen units. That was nine days off work for me, and never ending chasing by me over 20 months before they rectified just that issue. We still haven’t had all of our snagging completed. The manager is useless and will just plain lie to you to fob you off, when you escalate things they just send someone higher up manager to come round and tell you more fibs. My experience is that they just try to grind you down and make you wait until you stop asking. The area is lovely, the people are great, the bellway experience is not.

   From what I've heard of the aftercare and attempts at snagging resolutions, if you encounter any issues with your new build you might be waiting a very long time for anything to be done about! All of the issues reported by a family member mean I am completely put off buying a house in this development, which is a real shame, as the houses are really nice and the surrounding area is great.

   My wife and I were thinking of buying a house here, but our good friends bought a house and they told us about a battle they are having with Bellway to fix their garden drainage. This really put us off. We used to own a new build (2017) home with another builder and none of our neighbours had any complaints, which were not resolved in good time.

   New houses great location near the RI Edinburgh hospital. Great walks along sustran cycle and walk path to Straiton pond and Roslin Chapel. Fantastic place to visit with kids.
