    I used WYM Legal back in 2022 for the repayment of my Help to Buy loan. At the time, the process went fairly smoothly. It's now 2025 and I'm selling my house. My new solicitor has found that although the Help to buy was repaid, WYM Legal did not fill in the final form (DS1 form) and send it to Help to buy in order for the charges to be removed from the title. I found this out at the beginning of April 2025. I immediately contacted WYM Legal, the lady was helpful on the phone and gave me the details of their post-completion team. I sent them all the information I had, with dates, sums of money, etc, and they said they would deal with it asap. Fast forward 4 weeks and I haven't heard anything regarding this. I contacted Help to Buy, who have said they have not received any documents or had any contact from WYM Legal. Again, I speak to WYM Legal (after calling 42 times with no answer, and I cannot leave a voicemail as their inbox is full). The lady was helpful, but she needs an update from their post-completion team. I ask to speak to a manager or the post-completion team, but I am told I cannot speak to anyone as they do not have a phone line. I am now the only party in my chain that is holding up the completion of contracts, and WYM Legal couldn't care less in my opinion. I personally would never use WYM Legal again or even recommend them to my worst enemy. It would be quicker to go to university, study to become a solicitor and carry out the works myself.

    I think that my review, along with the countless others speak for themselves. Unfortunately, before the purchase of my home I failed to research WYM as I needed to work to the seller’s tight deadline. This has since become one of my biggest regrets. Had I have done further research; there is not a chance in hell that I would have chosen to use WYM. Avoid WYM at all costs, this is the worst service I have EVER received. I can now finally say after a long two-year battle and eventually having to go through the Legal Ombudsman that my nightmare with WYM is over. The failings of this so-called firm have been endless, firstly they failed to notice that the house and land of my home were under two separate deeds (something I worked out fairly simply by just reading over the documents). Had I not noticed this, the sale would have proceeded without me actually owning the attached land. This was the first red flag, as it made me question what conveyancing they were actually doing for the large sum of money that I paid them. Good luck getting a response from them, as they ignore your calls and emails for weeks on end and fail to provide any update. It took TWO YEARS for me to receive the deeds to my home. Through this time, they blame HMLR and fail to take any accountability. When going through their formal complaints process, which in itself is laughable, they failed to meet their own escalation process. With the failure of the internal complaints procedure, I then felt it necessary to make the Legal Ombudsman aware of WYM’s misconduct. During the complaints ‘process’, I was in fact sent the sensitive information regarding the house sale of another complainant on two separate occasions. This data breach further highlighted the incompetence of WYM and made me fear for the security of my data. This last two years has caused me and my family so much undue stress and frustration, and sadly turned the wonderful achievement of purchasing our first home into a nightmare. I implore anybody reading this, to please avoid WYM at all costs. I would not wish the poor service and stress we experienced on anybody.

    I completely agree with the other reviews. If I could, I would give them 0 stars. Avoid using their conveyancing services at all costs. They have caused me endless stress and sleepless nights. It’s been nearly two years since my initial completion, and the post-completion process is still unresolved at the Land Registry. A requisition was raised by the Land Registry, but it hasn’t been addressed, leaving me unable to proceed with my new remortgage application. For the past four months, I’ve been trying to get an update, contacting them twice a week via calls and emails, but I’ve received no response. The case handler, Sofia Ahmed, hasn’t even taken five minutes to reply to my emails. This entire experience has been incredibly frustrating, and I feel completely helpless about how to resolve this. I’m sharing this review to warn others—don’t put yourself through the stress I’ve endured. CASE ref: 6672

    AVOID, AVOID, AVOID! Not sure how this company is still in business. Caused a ridiculous amount of stress on myself and my partner when we moved house. Had 2 separate teams (one for our house sale and another for our new house purchase) who didn't talk to one another. Was randomly asked to send over £130,000 to purchase despite this money coming from our house sale. Never answered phone calls or emails. Would only ever do things when you put a formal complaint in. Did not pay our estate agents fees despite being told to. As well as withholding some of the equity we were taking out of our old house. My house completed 16 months ago and we have just found out things have not been completed such as the land register as well as well as a contract with the company who maintain the grounds of my property. They were lucky we did not report them to the legal ombudsman then, we will be now. Not fit for practice.

    The service we received from this company from start to finish was abysmal. Our case handler was changed on so many occasions and towards the end of the process we didn’t know who our solicitor was. Our vendors solicitor had been chasing them to exchange for a week and they didn’t respond which caused delays for our chain. On our completion day we had no contact from WYM, at around 2pm we were contacted by others in our chain advising us that the other solicitors have been trying all day to get hold of WYM to complete putting us in breach of our contract. We phoned so many times to try and understand what was going on and we couldn’t speak to anyone. Our lender had transferred funds the day before, our completion statement settled and the rest of the chain was ready to go. I cannot understand the reason why there was such a delay. We finally completed after 4pm and we only found this out from others in our chain, they didn’t even call to inform us. They made this process so stressful and to not be able to reach anyone on the phone is unacceptable. People are trusting you to assist them with their most expensive asset and this process can be very daunting at the best of times. I would not recommend this firm to anyone from our experience they are completely incompetent!! *updated review* Unfortunately, since then, we received an unexpected letter informing us that our stamp duty had not been paid, resulting in accrued interest. Although we paid the full completion statement, which even included a fee for processing the stamp duty, we have now been informed that the stamp duty was missed off the completion statement. If you receive a completion statement, please be sure to double-check it to avoid finding yourself in the same situation we’re now facing.

    I have been dealing with them for over last 7 months to complete a transfer of equity. From the start I have had great difficulty speaking with my conveyancer. They don't reply to emails and phone doesn't get picked most of times. I have during the process spoken to at least 6 different members of the team and no one has the idea about the case which delays things even more. They were very slow to respond to my lenders request as well and usually would do that only after I have chased them up multiple times. They took over 4 months to complete TOE as a result the everything has been delayed and it is still not registered with the land registry. On repeated contacts I asked them to request an expedite registration as I am due to remortgage which I can't do as the TOE is still not registered. I have again tried multiple times during this week and I am not getting any reply from the team there. I have been promised twice over the last 3 days that someone will ring me back but still no answer, each times it has taken at least 10 phone calls at different times to get someone to finally answer but no progress made so far. I am now having to pay 4 times my current mortgage as I am unable to remortgage due to TOE not been registered yet. I wouldn't recommend this agency to anyone.

    None existing communication, don’t expect them to respond to email or phone calls. They will delay your process massively. This company has no ethics or standard or respect for their customers. We almost lost our property because of how slow they were. They over charged us and we are now past 6 months and still haven’t got the money back and no answer from emails or phone calls. This company shouldn’t be allowed to trade. We are taking this to the legal ombudsman and if needed the licensing council too. From the below review they are clearly getting away with their malpractice for too long. Don’t trust their trust pilot scoring and reviews. If you look all the 1 start reviews are flagged and removed from the site and not counted. For that they are quick and efficient to take action. STAY AWAY

    Exceeding Expectations. Cannot recommend them enough! These guys should be your first choice!!! Vakhar and his team did an exceptional job with my transaction. He was fast, efficient, and very thorough with every account. It was my first time buying a place and exerting independence, and he was more than comforting and welcoming. He reassured me and updated me with every little thing. The breakdown of all fees was given to me in the end and throughout the whole thing - he was always asking if I had any questions. And I had a few and he was nice to explain everything is layman’s terms for me. Everything was done and dusted on the blink of an eye with him and his team and I couldn’t be more happy.     When I purchased my flat back in 2019-2020, I received an outstanding service from WYM Legal particularly Senthuran. Been signing their praise ever since and recommended them to anyone that asked me, sent them about 6 new customer since. So when it was time to remortgaged, adding my partner to the mortgage and lease. I didn't think twice and went back to WYM Legal. What a mistake that was!!! I received the worst service you can imagine from Nina, Georgette and Alena. Just plain rude and awful. Communication is none existent, weeks without any form of communications or response to any emails, even more when we were in a deadline, they didn't seem to care. Try to call but don't expect an answer they will hide behind the switchboard operator when they answer the phone which is not that often and when they do reply don't expect anything more than a few words. Lack of interest and customer service is shocking. When you finally hear you found out they have been waiting for 2 weeks for a response from our developer solicitor when questioned to which emailed they use and then ended up calling them myself to found out they have been emailing someone on maternity leave! We could have been waiting forever at that stage. Then they said they will email another person. So I took the initiative again to call the solicitor to found out if that person was the right person, and to my surprise that person left the business months ago, so we were going to waste even more time. And when we go to after the expired date we had to pay extra fees because they missed the deadline and on top of that they done a mistake and charged us an extra £5000 that now we need to claim back and guess what.....No answer for the last four days, so here we are again. And don't expect an apology, ownership or sense of responsibility from them. STAY AWAY people there is plenty of other Conveyor/solicitor out there. This people are utterly useless.
