Don't live here if you have a car! Aggressive neighbourhood around the street parking with people actually coming out to yell at you despite it being legal, no permits required and not blocking drive ways. Over a years waiting list to park in the buildings car park despite there being many free spaces their are so many abandoned cars in it there's just next to no management. The few people that work in the building are beyond unhelpful and have selective responsibilities that they pick and choose as they like the stairs around the outside of the property are constantly breaking and dangerous

It would be a nice development to live but the property management company is useless. A press button of the lift on the ground floor is broken and after 2 months they are still trying to replace it. A water tank maintenance led to a broken boiler and left all the development without water for 4 days. Disappointed is a very mild word to use.

Apartment are quite nice but for the first 3 months we had no hot water, and up till this date the hot water constantly goes on and off for all buildings throughout every coouple of weeks.

Numerous maintenance issues that took long times to resolve or were attempted by incompetent trades people. When we moved in we had blocked drains that were meant to be repaired. The maintenance people poured acid down the bath tub and melted the plastic pipes releasing water under the floor boards. There were numerous times where we were left without heating or hot water for multiple days. Renting with Urban Splash was also a terrible experience. I had to constantly chase for updates on maintenance issues, they have delayed returning my deposit and want to claim money for things that they themselves have called “minor” or “very small” and fall under fair wear and tear. There’s also almost nothing to do in the area besides rundown parks full of moody teenagers. Would not recommend this place to my enemies.

I have lived here for 4 years and have to say I absolutely love the place. The surroundings are beautiful, the apple orchard, allotments, gym, bbq area and wildlife are really lovely. During the current COVID19 pandemic, this place has been an absolute haven, with private grounds to relax and explore in. There are many people living here and it never feels busy, you often feel the grounds are private and serene. The location is perfect, with lots of shops nearby (including a fantastic Aldi), and around a 20 minute cycle into the city centre, however, you do not feel as though you live so close to a city centre once you are in the grounds. The neighbours and community vibe here is second to none. A really lovely place to live.

If I could this place zero stars I would. It could have been a great development but it was built shoddily. I found out my washing machine and freezer were made by a company that had gone bust. Both failed within a couple of years. My flat leaked also from above. Both buying and selling the flat was an absolute NIGHTMARE, and I was stung for loads of extra charges they magicked up. There were multiple leaks across the development before I left, including one pouring down outside my flat. Panels were falling off the exterior, not replaced for a year! The 'secure' entry system and lifts were constantly broken and the servicing agent, RMG, were useless in getting things repaired. I'll make sure I tell everyone I know about UrbanSplash and Lakeshore, if only to save one person going through the hell I had to endure with them.

We've been living here for 5yrs almost and love it. The place is unique and the views are beautiful. Yes there were teething issues as it's a complicated site but it runs smoothly now. Can't believe all the bad reviews. People bitter about not getting a parking space when they were freeloading for years! Their own fault. Not had any issues at all with our apartment. It's a beautiful, secure and convenient place to live. Some of the reviews written on here are more of a reflection on the person who has written it! Every one of our neighbors is great, never had an issue. Whenever there has been a problem resident RMG have dealt with it swiftly. Just a pity the 100's of happy residents here don't bother writing reviews.
