At the final stage, with no changes to the case, they abruptly shifted the goalposts. Their justification? “We assess each deal as it progresses.” That’s not how responsible lending works. This wasn’t a matter of risk changing—nothing new came from the survey or legals. They simply decided to change the deal at the 11th hour, passing the message through their solicitor rather than speaking to us directly. This caused huge delays, costs, and stress for a real person trying to secure a property. We’ve worked with dozens of lenders and never encountered such a careless approach. To make matters worse, they are now refusing to release the valuation report the client paid for. Completely unethical. If you’re a broker or a borrower—save yourself the time, cost, and hassle. This is not a lender that values transparency or integrity.
