   Good accommodation, rooms are nice and a big en-suite. It was a well run place, great breakfast all though some attention to detail on cleanliness etc, needs a hoover and some maintenance in the bathroom (shower pressure was terrible when we all showered!)

   Inexpensive comfortable guesthouse with very nice host. Nice welcome from Jamie, the host. Room was large and bed was very comfortable. Ensuite needs a little work and was on the compact side, but it was OK. For us, the room needed a window in the room, for fresh air, when we sleep but it had lovely big patio doors for looking out onto the garden. Breakfast was very good with a really nice Full English, cereal, toast and unlimited tea/coffee. Jamie looked after all your requirements, he was a really good host. A good idea was the lounge area, for relaxing or playing supplied games. Could do with a sign on the central reservation as it's not easy to determine the entrance, until you're on top of it.

   Wonderful host, fabulous breakfast. Rooms a good size and very clean. Great location for NEC. Driveway is 30 metres past garden centre, just before the 50 sign.

   Very good value for money, very convenient for the  NEC, hearty cooked breakfast, very welcoming host, and the coffee machine in the kitchen was a big plus for us.  We wondered if we'd be able to hear the nearby train line but we needn't have worried, lovely and quiet. Nice gardens too with an area to sit out in the Summer.  Definitely our number 1 place t stay for NEC events from here on in.

   Really nice guesthouse. Jamie the host made me feel welcome. The room was nice with the bonus of a lounge and coffee machine that guests can also use. It's nice not to be stuck in one room all evening. Breakfast was also good, so I feel my stay offered good value for money and I would come here again.

   Fantastic location for the NEC, resort world and airport. The room was lovely and clean and the host Jamie was very friendly and cooked a beautiful fresh breakfast. Nothing was too much trouble. Highly recommended and will definitely return.
