Emily and the team were extremely helpful and friendly throughout the process of purchasing our first property! We were very impressed with their responsiveness, explanations and hardworking in turning things around in short timescales at the end. Thanks to you all and we will no doubt be returning customers in the future!

Kathryn and the team at Ryan Property Law were outstanding from start to finish. They were professional, helpful, and kept us fully informed throughout. This was a particularly complicated sale, but they handled everything brilliantly. It’s the second time I’ve used them, this time acting on behalf of a family member, and once again they delivered an A* service. Highly recommended.

Ryan Property Law helped me and my partner move in June 2025 and were fantastic the whole way through. They kept us up to date on everything that was going on and went above and beyond when talking to the estate agents and other solicitors. They were also professional and effective when our buyer found an issue with their mortgage and helped to sort the issue as quickly as possible. I would highly recommend Ryan Property Law to anyone buying a house!

Choose Ryan Property Law if you want to risk losing your dream home. We had the misfortune of dealing with this firm who were acting for our buyers. What should have been a straightforward purchase took 6 months to complete. Others in the chain were handling more complex matters, including linked sales/purchases, probate, and lease variations for solar panels, yet they were still ready nearly 2 months earlier. Their handling was painfully slow and disorganised. They took weeks to respond to basic enquiries, had to be prompted 4 months in to complete contract work, and caused further delay with late compliance checks. They then introduced a last minute demand to reduce the exchange deposit to nearly 2%, forcing a simultaneous exchange and completion (which seems to be their raison d’être). To make matters worse, Neil was aggressive and unprofessional on the phone with one of our representatives when their delays were challenged, attempting to deflect blame to others despite it being clear where the problem lay. If you want a stressful process that risks your transaction, wellbeing, and finances, this firm will certainly deliver it. I would not recommend them to anyone. As they have with other reviews, I expect they’ll respond by saying most clients are satisfied, but beware, other negative reviews tell a similar story to our experience.

Throughout the whole process we felt valued, looked after and in safe, professional hands. Our solicitor Emily was patient, persistent and persevered when representing us, going above and beyond to make sure we had the best possible outcome. Everyone we dealt with was friendly and very quick to respond and explained things clearly so we understood.

I’m here to share my ongoing *current* experience with Ryan Property Law as the first time buyer of a house from a vendor using a solicitor from this company. During this current period where conveyancing case requests have reduced in volume since the rise in mortgage interest rates last year, this estate agents have managed to fail to settle my vendors enquiries in a timely fashion (approximately 6 weeks and counting from my estimate despite my solicitor wrapping up searches and enquiries in less than 1 month). To add to this, they appear to be providing two different accounts of why this is, they are telling my solicitor it is due to outstanding enquiries, whereas they are telling their client – who is my vendor- that there is nothing outstanding that is preventing confirmed completion for next month. This is also what the estate agents are telling me the vendor's solicitors are informing them. I do not believe the estate agents are lying to me and therefore I have recently posted the communication Ryan Property Law has had with my solicitor by recorded delivery to their client (the vendor) directly. I have also sent a copy of what my solicitor is telling me that Ryan Property Law are telling my solicitor to the handling estate agent direct. This is to ensure they are fully aware of the mistruths Ryan Property Law appear to be communicating to different parties. This is needed because the vendor appears to be under the misunderstanding that completion dates are set in stone and that there is nothing outstanding on her end preventing full confirmation of the completion date. And before the threat of defamation is made, the definition of defamation is a “false statement”. My emails between my solicitor and I, and what the estate agent (who is acting a middleman) is informing me renders the threat of civil action fruitless. A warning to those who are selling their houses particularly in this market: Choose your solicitors very carefully as your solicitor is strong determining factor of whether you lose buyers in this tough selling market, which will likely result in you having to decrease your selling price even further.

I used Ryan for the sale of my house and to purchase my new house and was an absolute pleasure it was from start to finish. It took a fair few months for completion and not once was there an unanswered phone call or email and the staff (Neil, Kathryn and Sophie) that i communicated with were amongt the most helpful and friendly people ive met within a business. Absolutely i would recommend Ryan Property Law LLP to anyone. Thank you.

I have worked as an estate agent for 20 years’ and Lynda Ryan and Kathryn Jackson have been a cut above the rest whilst handling a recent property transaction during a tricky time. My client had a long standing relationship with them and I can see exactly why. They are efficient ,courteous and proactive. 10/10 from me. Thank you.

Great service from the team from start to finish. Worked tirelessly to push our sale and purchase through as quickly as possible on tight deadlines. Explained everything every step of the way and eased any confusion in plain English and good spirits. Thank you very much!
