Not even worth 1 star! Gordons LLP failed me as a homebuyer. Deborah Billingsley never properly flagged the “fleecehold” clauses that stripped away true freehold ownership and handed all control to the estate’s management company. Unlimited charges, resale restrictions, and unfair terms were buried in the contract—none of this was clearly explained. Deborah’s communication was generic and failed to protect my interests. I felt deceived and unsupported throughout. Avoid Gordons LLP if you value honest, thorough legal advice—especially when panel solicitors work for the developer, not for you.
Gordons LLP, recommended by Harron Homes, let me down completely. Deborah Billingsley failed to warn me about the “fleecehold” clauses which handed real control—and endless charges—to Harron’s management company, not the buyer. The property was advertised as “freehold,” yet key restrictions and fees were hidden in legal jargon and left unexplained. I felt misled by Harron’s marketing and unsupported by Gordons LLP, who seemed more interested in pleasing the developer than protecting my interests. Their neglect and lack of transparency exposed me to stress, financial risk, and genuine disappointment. Avoid this firm if you want honest advice.
I’ve dealt with Gordon’s on two occasions now and the service I’ve received has been amazing. Saeed and Ruth have truly gone above and beyond when dealing with my case and I am extremely grateful for all their hard work and answering my daily calls. Terrible experience with Gordons while trying to purchase a house in summer 2022. They do not answer questions when asked, just repeat a statement which most often isn't related to what you have asked. They are also incredibly rude and confrontational on the phone when I phoned asking for help understanding a tricky situation with regard to boundaries. Please avoid - they massively increased the stress in an already tricky purchase which ended up falling through. This was not because of Gordons, however the situation would have been clearer 2 months prior if they had been clear and had a small amount of customer focussed delivery.
I got in touch with Gordon's following a recommendation from my friend but ultimately chose them as they were quick in getting back to me during the quotation stage. It was a long 8 month slog but my Conveyancer Saeed kept me upbeat and relaxed throughout the rollercoaster transaction. He was prompt in picking up and returning my phone calls, and replying to all my many emails. He was great at keeping me updated throughout, especially towards the end when it was touch and go. He was friendly and great to deal with, whilst remaining professional at the same time. I really enjoyed working with Saeed and would highly recommend him to anyone.
I have just sold my house with Gordon’s and can not recommend Leanne and Justene enough. Leanne kept me updated throughout the whole transaction without me needing to chase . They were very efficient and the process would have taken 6 weeks if it wasn’t for our Help to Buy paperwork holding it up. Will definitely use them again when we buy our next house.
