Andy Small promised for his £495 fee to get me funding. Landbay was the first. The surveyor they use is clueless about HMOs and he's being investigated by RCIS. Landbay kept the £395 application and £780 survey fee.Andy found another lender West One & I reminded him before we start the application to check they do NOT use Allied. He assured me they didn't. Weeks of me chasing Andy, sending him the same documents more than once! Passed underwriting. Paid survey fee £785 and who was the surveyor? Allied! West One had the decency to refund the fees but not b2b finance. James the owner didn't respond to my emails. BEWARE. No doubt they will blame the property-but they got all the details before they promised the funding
Very poor service. I was put in touch with one of the brokers Stuart. He took all details and then went silent, then again contacted through customer care and he said that he is putting in an application and again nothing happened. Totally unreliable....wasted a lot of my time and ended up being on the variable rate for a long time
Unfortunately I had a very difficult and cryptic experience with B2B Finance. As an accountant I was curious how the financial information from my business was interpreted by different lenders to assess serviceability of a commercial loan. This was particularly interesting when a potential lender took a more unusual approach to financing. When queried about various aspects of this financing, the broker could not explain. It was also frustrating that the broker would only communicate by email. When I rang the broker directly for greater clarification I was told that "thats just the way it is" and that although there are many business like mine, my business was "different". It was not explained how. I prefer more transparency, honesty and knowledge of the market when i seek financial advice.
