    According to Margaret Duffus Leasing, a kettle is an acceptable and ideal substitute for a shower. Let that sink in. Deeply disappointing experience – unprofessional, uncommunicative, and ultimately dismissive. This was previously a 5-star review. I had no issues at the start of my tenancy β€” until something actually went wrong. I rented a property managed by Margaret Duffus Leasing and experienced 15 straight days without hot water or working radiators due to a burst hot water tank. During this time, there was no proactive communication from the agency. I only received updates when I chased them – and even then, responses were slow and vague, attempting to phone multiple times during the day. What makes this worse is that it was the agent themselves who initially suggested compensation – unprompted. This gave me the impression they recognised the disruption and stress caused. We were forced to purchase gym memberships just to shower, which added unexpected financial and emotional strain. After the tank was finally replaced, I followed up multiple times about the compensation they had mentioned. For 12 days, I was told that they β€œshall confirm all updates as soon as receivedβ€œ, only to find out via a phone call I made that the landlord had already verbally rejected it. So, either they withheld that information or misled me. The agent confirmed that written confirmation of the rejection was requested and was told they’d provide it to me – it’s now been over a month and I can conclude that there will be no written confirmation. They have gone completely silent, clearly hoping the issue will just be forgotten. When I raised the hardship we faced, their justification was that a kettle was available and could serve as a suitable and appropriate substitute for hot water β€” a completely unreasonable, absurd and dismissive response. This entire experience has shown a lack of professionalism, transparency, and basic empathy. If something goes wrong, don’t expect timely updates, accountability, or even honest communication. A serious warning to prospective tenants: Margaret Duffus Leasing will not have your back when it matters. They do not tell the truth based on my experience. Whatever they say β€” assume the opposite.

    I rented the property on 1st December 2022, I love this home and it was so quick to make it a home for me and my family because it was spacious and neat. In 2025, it was put up for sale and I informed Tracy who was in charge of the property and also my Account manager with Margaret Duffus Leasing. Without hesitations I was introduced to the sales person in charge of the property, an amazing lady. I was immediately put on board and assured. Paper work was so easy with my mortgage adviser with maximum guidance and been carried along every step of the way toward the property purchase. Am Totally grateful to the Margaret Duffus Leasing team for making it possible for me to own a home. Just like that! From renting to a home owner.

    We have been living in a property managed by Margaret Duffis Leasing for nearly three years now, and we have absolutely loved our flat. Throughout our tenancy, any issues have always been addressed promptly, and any questions or concerns have been answered quickly by their incredibly friendly team. This has been the best experience we could have had with a letting agency. I would definitely look for a flat rented under them in the future, knowing that any issues would be resolved quickly and efficiently. Their entire team from the handyman, to the flat inspectors and the lovely women in the office have been fantastic.

    Rented a flat from margaret duffus for 18 months. When I moved in there was a damp spot on the wall that I was told would be tended too. 10 months after reporting more damp spots, I moved out as the flat was uninhabital due to the mold issue from water ingress. Was told repeatedly that it was not mold (though no one ever came by to check) and continuosly sent pictures. Margarette Duffus said that they had contacted a roofing company to inspect but I never heard from them. Had to evacuate the flat several weeks before moving out since the mold was severly affecting my and my partner's health (when he visitied). Went back to clean the flat the best I could considering going in there caused rashes and severe headache. Even still, half my deposit was taken due to a couple smudges of kitchen cleaner on the cooker and a slightly dirty microwave. A further maintance fee of 40 gbp was also added to cover the cost of screwing a door handle back in that had obviously been re attached multiple times judging by the holes behind the handle itself. Half my clothes, textiles and bedding had to be thrown out after since they were infected with mildew from being there (even after vinegar soaking, washing and tumble drying ALL my clothes at least 5 times). Would not recommend renting off of margaret duffus.

    I have contacted this agency for enquiring/viewing a lovely flat in Aberdeen. We agreed to do an online viewing, but on the date, the agent never called or emailed a Zoom/Meet link. I contacted the agency A FEW HOURS later - no communication from them during this time - to ask why I haven't been told the viewing was cancelled from their part and Amy informed me that they had to reschedule because of denied access. They offered no explanation as to why they haven't called or emailed to let me know. I asked the agency to reschedule the viewing (via email) and their reply was that they don't do online viewings anymore. When I asked for an in-person viewing, the agent came up with another excuse, saying that all their slots are now booked - misteriously so, given that I asked for a new viewing immediately after they cancelled the first one. If you're on the market for a property, don't waste your time with this agency. They are highly unprofessional. Reading now other reviews and how tenants had trouble getting their deposits back, I guess it's a good thing this viewing and tenancy agreement didn't go through - I have no interest in wasting time and potentially money to be treated with utter disrespect.

    If you rent from this agency, please be aware that they are far more thorough than most letting agencies. We have never lost any of our deposits when renting with other agencies but had nearly Β£200 out of our deposit for cleaning and wear and tear, which we accepted for the sake of ease. If I can recommend anything, it would be to get a cleaning company in who provide guarantee of deposit return. That will save you a lot of time and probably money! On the other hand, we have only experienced friendliness over email and phone. We can’t fault the people we had communication with throughout our tenancy.

    We were tenants for 5 years. The costumer service was exceptional. We didn't have any problem at all during the tenancy, but we tried to keep the property in good condition. Our landlord was amazing as well, especially at the end of the agreement. Miranda and all the previous agents were so kind and helpful.

    Cathy and the team have been a great help over the years leasing my flat on Rose Street. They are knowledgeable, proactive, friendly and forward thinking. I’ve now sold the flat but I’m delighted that the team have been appointed by the new owners to look after the flat and the tenant ongoing.
