The worst factor management company I've dealt with in over 25 years. If I could give zero stars I would. They are rude, neglectful, they never take ownership of their own errors and terrible client service. Rarely respond to emails in line with their own terms and conditions and they can't keep staff due to their awful management. Our development has gone downhill since this company took it over. Do not touch them with a bargepole

The way these people conduct themselves is shocking, how they keep getting away with ripping people off is beyond me Ask for a call back, never happens, the woman in accounts has no interest in helping, speaks over you and talks to you like dirt. I also know for a fact that everyone else in my building is of the same opinion, we need to look at having them removed as our factors at government house.

If I could give no stars I would. Honestly the worst company we have ever dealt with. Bills turn up late. Bills stating they have done gardening in the winter with frost on the ground. Tried to charge us for gritters when the whole street nobody had seen them. Think we're finally away from them and they are charging us 100 pounds admin fee. They must have the highest paid admins in the whole of the UK. Try everything you can to stay away from these people. For years we have been paying other people's debts and supposedly that is normal

Awful awful awful. My latest bill is £50 and they haven’t done any form of maintenance where I live- the grounds haven’t been handed over yet- but I’m expected to pay £50 for maintenance and groundswork for a small square of land about half a mile away? I have sent several emails to query this and ask exactly what land they “maintain” but there’s been no reply. It’s always the case of radio silent when I need something but the second they are owed money they are contacting me. They are a complete joke and anyone who works for this horrible company should be ashamed of themselves.

If I had a choice, I would never ever deal with or employ James Gibb Residential Factors. A quick look at online reviews will tell you all you need to know, from never responding to your emails, to keeping hold of your money and not refunding you, to shockingly bad customer service on the phone, the list is endless. Essentially just a bunch of charlatans, ripping people off. A disgrace to the UK housing market.

Self serving, unprofessional and money grabbing. Dont act on or follow up problem. I sold my property in march which James Gibb were the factors for, and paid a final account at that time. Now in December, another bill arrives. I also in March asked them for a receipt which was never sent. Horrendous customer service, avoid avoid avoid

Have deal with James Gibb for almost 5 years. Over new year the roof got damaged in a storm, and water came in as a result. Reported it to James Gibb straight away. It took them until March to get a temporary fix in place, during which time more rain came in, and it is now September and they are waiting for quotes "for a survey of the building rather than for the cost of repairs." They have been notified that we have no intention of paying a team to go looking for other issues until this issue is addressed, but are either too arrogant or just not interested enough to actually do anything about it. Shocking service, would never willingly work with again. If we vote to remove them as factor, I would willingly drive to their office to tell them in person then go out for a celebratory meal.
