    Thought that the hot water issues had been sorted, I’m a new tenant who has just moved in a few days ago and there isn’t hot water?? Unimaginable.. works for 1 min then it’s gone

    Beautifully located in the heart of Manchester. With a new management company in place and a fully upgraded water system, all previous issues have been resolved. Because of past experiences, prices have been reduced, making this a hidden gem where you can now live in one of Manchester’s best locations at a great value. Highly recommended!

    Lived here for 3 years, and went through the ringer of experiences. Big issues, hot water. We went weeks without hot water, with 0 updates from the building on possible fixes andtimeliness. Constant change of management, with new security and staff every year. Theft and loss if parcels given the lack of security on the door. Theft of bicycles, given low security on the ground floor that can just be forced open. Lack of available parking inside, and on the street outdoor. If the apartment we renter wasn't so petty and well positioned, we would've jumped ship and cut out contract early. So be aware of the risk before you dive in

    Every single day, there is no hot water. They keep lying that the water issue has been fixed, but it hasn't and never will be. Don't rent this property, and don't trust the agent. As for the deposit, good luck. You'll never see it all back. They’re experts at finding ways to squeeze money out of you. And one thing that is absolutely unacceptable: they barged into our flat to check the inventory without any permission. We were still the tenants and still within the contract period.

    Pretty apartments but could never recommend living here to anyone due to multiple recent events of no hot water or no water at all, one incident this year left the whole building without hot water for a month straight with little communication from property management. Also multiple security issues with the front door being faulty and people breaking in, deliveries and bikes from the building have been stolen on multiple occasions. just a warning for future tenant who are paying a large amount for a β€œpremium” building

    Was initially skeptical about my move here in August 2021 as the Google rating was at 1.8. But this has been the best rented accommodation ive stayed in since moving to Manchester 10 years ago. The low rating was mostly caused during lockdown, with people throwing flat parties and the water outage issue that existed before i moved in. David the receptionist has been fantastic. I think its no coincidence that the ratings have improved alot since he started in late 2021. He is always responsive to requests and keeps the accommodation tidy, and creates a welcoming and good vibe to the place. The flats are of a good quality, and situated very close to Cornbrook so its easy to get into the city centre. Highly recommend staying here.

    I live in this building since August 2021 for one year. The location is very good. It is close to Metrolink and the canal side walk. I live in 2 bedrooms with the en suite. It is spacious with good lighting which comes from the long sided windows. As all the public areas have carpets, you don’t hear any noise from neighbors. Concierge service improves a lot after David comes in. He is helpful in sorting out small household problems. Not to mention Paula’s assistance when I have water leakage problem in April suddenly. The building is kept tidy and clean, especially the garbage room. It is important during the pandemic period. On the whole, I have very good experience in living here.

    Have lived here since the building opened and we love it. Location is amazing, short walk into Manchester City Centre and two minutes from Cornbrook tram stop. Pet friendly and right on the canal for walks. Concierge service is also very handy!

    Every aspect is truly awful from the months-long inconsistent hot water that was treated as a joke by management, to the fairly dangerous lack of security that left you feeling unsafe practically every night. Communal areas are littered with drugs and cigarettes and if visited past 4pm would be utterly bad vibes and uncomfortable. Frequent thefts and several police raids during my time there and the building seems to be falling apart even though it’s only 2 years old. Avoid at all costs unless you can get the rent dropped by half because the luxury price tag doesn’t even come close to matching the abysmally bleak reality.

    Having to give this building a 1* rating is being generous. Marketed as luxury living the building is regularly surrounded by cigarette ends and canisters from residents/visitors. All night parties are a weekly occurrence causing significant disturbance to residents. The management company and building owners show little interest or willingness to take action against problem tenants. Potential buyers and renters beware!
