   I requested Russell & Russell's help for getting my first property, and it was a poor experience. My initial onboarding was prompt, but since they requested money at that stage, I'm not surprised. I paid and requested confirmation of receipt since I got no automated email or anything to say they had the money, it took a staggering 5 days to get a response, and the response came from the solicitor's assistant. This isn't ideal when you're stressed about being a first-time buyer. Following on from that, the information was presented in an unclear way throughout. I have 14 different email chains with the solicitor and the assistant, all multiple emails long and with different attachments and files within each, making it a maze to find any information. To make it clear, I would always reply rather than starting a new email chain, so this seems standard for them to just confuse you as much as possible with a spam of different emails. This is unlike friends I've spoken to who have used solicitors that have clear web pages/apps that collate the info nicely for reference. I bought my property with my partner, and every single email I had to forward to her, as the solicitor, no matter how many times I would reply with my partner in the thread, would not click 'reply all.' There was little explanation, and the few times we had to visit in person, it felt quite rushed, most times we were just brought a piece of paper to sign and then told we could leave. We didn't have the best experience with our seller, and having looked into my legal standing personally, I found out that following the contract I and the seller had agreed to, on moving day the property should be vacated by 2pm at the latest and I should be given vacant possession. I wanted to get this confirmed by the solicitor, who was not on my side in the slightest. The solicitor was adamant in making us feel unreasonable in trying to clarify this information and said that there is no control over the time the seller would have to leave. It wasn't until I referenced the contract directly and the Standard Conditions of Sale that they finally said they will advise the seller's solicitor that the agreed vacant possession time needs to be adhered to. For what should've been a known legal understanding of the contract, this took a ridiculous amount of time and energy to get confirmed. During our entire communication with Russell & Russell, we were constantly having to correct them, the attention to detail for a company you're meant to trust with a lot of money and paperwork was shocking. We had to correct dates, titles, missing names, and the price, as they attempted to overcharge us. All in all, I'm only giving them 2 stars because at the end of it we have our house in our name contractually, so they at least did the absolute basics of their job, but if you do use them, I highly recommend you read everything and double-check prices, names, and personal information, as in our experience it's likely to be wrong in some way.

   Went to the Farnworth branch for a quote for a commercial property and was told it would be sent to my email, which it was. I accepted the quote and filled out all the online forms. No response for 3-4 days, so I tried getting in touch. I was told that they don’t do commercial property conveyancing, even though I mentioned this in the branch and on the phone it says “conveyancing, commercial property and family law”. I was left confused and stressed, as of course when selling a property, time is so important. A whole week wasted. I got another call, just to reiterate that they don’t do commercial and won’t be able to help, I asked if they could recommend any company that could help and was completely fobbed off with no help at all, left no better off than when I went in to the branch in the first place. Very disappointing, complete waste of time and will not recommend or use this service again. Not fair when dealing with the property left behind from a deceased loved one.

   Terrible communication, had a reminder for a payment of a bill which I never received, I was then told that Helen who was dealing with my divorce had left ! All I asked is that any correspondence sent to my wife's solicitor that I was copied in on it, and still this never happened. Been 3 days now and still no call to say who is dealing with my case. Left repeated voicemails to Bethany and still no reply. Still unsure as to whether or not my financial disclosure has been sent on and SIX WEEKS has now lapsed. Terrible company, and feel sorry for the friend who recommended them, who is a personal friend of one of the partners! If this review does not get me a call Monday I will find someone else to represent me.

   Michelle and Adina. We’re friendly and approachable. Professional and good value for money. As the executor of my late aunts estate I was lost with what to do first. Michelle and Adina were very patient and walked me through the process. It took a while to finally complete which was no fault of the mentioned ladies. I’m just happy they had the patience to persevere with my twin brothers and myself. I would definitely recommend Michelle Benson and her team. Great service. Thank you ladies x
