   Used Kirkham Legal to sell a home owned jointly between myself and my sister. Throughout the process communication was great from the team at Kirkham. They moved things along quickly. Clearly explained what we needed to do and completed the sale in quick time. The price was good too. Recommend them.

   After two failed purchases (thanks to the vendors, not the solicitors!), I’ve finally completed on my new home — and I honestly can’t thank Kirkham Legal enough. It’s been a long and sometimes emotional process, but Paula has been absolutely brilliant throughout. She’s been professional, efficient and always quick to respond, which made such a difference when things got stressful. I always felt like everything was being handled properly and that she genuinely cared about getting it over the line for me. Kirkham Legal have been everything you’d want from a conveyancer — reliable, on the ball and really easy to deal with. I wouldn’t hesitate to use them again or recommend them to anyone buying or selling.

   I would not recommend Kirkham Legal based on my experience. Communication was consistently poor, with long delays in updates and repeated chasing required on my part. Important issues flagged in the survey were not properly addressed, and I often felt like I was doing their job for them. One example is when we negotiated a reduction in the purchase price of the house. Kirkham Legal assured me they would notify the lender, but they failed to do so until the week of completion and only after I spotted that the forms still showed the original price. This mistake left me scrambling to resolve the issue directly with the lender. Another major failure was regarding waste highlighted in the survey. I raised this early on and was assured it would be dealt with before completion. When we moved in, the waste which is around 2 tonnes was still there. Kirkham Legal offered no help, and when I said I wanted to pursue the sellers through the small claims court, they refused to provide me with the sellers’ new address and said that I would have to find another legal firm. This has left me stuck with a £750 bill for removal. When problems arose, they did not take ownership or guide me through solutions. Instead, they left issues unresolved or only responded after repeated pressure. This created unnecessary stress and significant delays. A solicitor should be proactive, thorough, and reliable. Unfortunately, Kirkham Legal fell short on every count. If you want a smooth and professional service, I would strongly suggest looking elsewhere.

   This firm is absolutely superb. We had a very complicated process selling a house where the owner died in 2005, with missing deeds, problems with the Land Registry, probate and so on. All requests were dealt with not just quite promptly but immediately, and if a staff member was off, someone else was assigned and briefed. Thank you Hazel, Edwina, Jenny and Bob. I cannot commend this team highly enough, they were fantastic

   Excellent service from start to finish. After completing initial forms and providing the information required at the outset,we just let Kathryn and her assistant Tracy get on with the job. They contacted us when needed, and our sale proceeded to a quick completion.It also helped that Kirkham Legal were able to act for our purchasers as well ( normal solicitors cannot do this) which saved a lot of time and aggravation. Their fees for such a professional service were very reasonable and more than compared with other quotes obtained.
