The rat infested carpark for Sandringham House is run by CPM ( apparently). Whilst moving my daughter out of her apartment with her belongings at the end of her tenancy and parking in the car park, I received a parking charge. I appealed but it was refused stating I didn't have a permit. What are you meant to do?? Transfer all of your boxes to the road when you leave or start your tenancy??? Poor management of the car par park is an understatement. I have sought legal advice on the predicament but they have advised me that it is probably better to pay the 60 quid to CPM or you will be hounded for days and your credit report will be affected by this company. To sum it up, bullying and corruption spring to mind.

These might be good looking buildings (Sandringham and Balmoral Houses) and contain lovely flats inside but the same cannot be said of the corridors and compound itself. The corridor carpets are full of litter and abandoned parcels so the approach to the apartment door is not good . Outside the building are various skips behind wooden enclosures. No maintenance is carried out apart from skip-emptying once a week which means rubbish and open bags of food are left on the ground. This has lead to rats. The volume of rubbish has increased due to increased number of Air BnBs and temporary occupants are not respecting the area. Rubbish is dumped anywhere!! Couriers also leave parcels randomly in corridors and not at the flat doors. There is no proper maintenance of these flats at allβ¦β¦ no one who sweeps up the excess rubbish in the car parkβ¦.. no one to ensure no food spillage near skips to control the ratsβ¦ no patrolling of the corridors for abandoned deliveries, rubbish bags, litter etc. The high rents surely warrant a full time warden/ maintenance person to ensure the cleanliness of the area. On the road immediately outside the compound gatesβ¦ the car theft is rife. Every 100 yards the pavement is littered with smashed glass due to theft from cars via smashed windows This is not a safe place to live anymore!! Numerous complaints from residents have not improved the situation!

Worst place to live in Manchester/Salford. Lots of issues in both Sandringham and Balmoral House. Have lived for 6 months and many issues came up like Trash all around, people fighting, late night parties, lift not working for months, Security door broken for months. Property Agents handling the property also donβt listen on maintenance issues, when i moved in Sofa was already broken which was replaced after 3 months and multiple chasers. My agent was North Property Group. They also charged me unnecessarily for EOT cleaning charges, which i guess is norm nowadays and Tenant canβt do much. Rent charged is same as what you can get in City Centre. Nothing near to property like Grocery Store, Bus stops or any other amenities, you will have to walk a mile/15min at-least to get something, not feasible all the time. Only bus that runs near is No.33 which is never on time or gets canceled on many occasions . Had worst 6 month of my life here.

Airbnb unit. Spacious & clean. Ample car park. Free parking. Our room was a bit noisy since it was facing the main road. If you staying here, definately need a car or a transport as the restaurants, grocery are quite a distant away.
