    BEST RENTAL COMPANY IN LEEDS!!! I have rented in leeds since 2010 and like anyone had good rentals and not so good rentals. I have been renting with SJM for 4/5 years and easily has been far the best rental company from fixing any issues to replying quicky to enquires. Thank you SJM!!

    At first, I was a bit worried because this company’s rating was quite low. Before renting, I viewed several apartments, and theirs offered the best value for money. The surrounding area is quiet, the property quality is good, and heating is included β€” which is a real blessing in winter! Repairs are handled promptly: non-urgent repairs are usually sorted within 2–3 days. The only thing to note is that, for efficiency, they may carry out repairs even if you have requested to be present. This might not suit everyone, but I personally didn’t mind. When I moved out, I cleaned the flat thoroughly, and my deposit was fully returned within a week. The whole move-in and move-out process was simple, and living here was a very pleasant experience. I’ve already recommended this company to several friends. Phil is very professional β€” perhaps not overly warm, but genuinely kind. Whenever I had an issue, he resolved it quickly. Once, I even lost my key, and although he was on holiday, he still arranged for a colleague to help me. Thanks to Phil and his colleagues for making my time in Leeds so enjoyable.

    I used the services of SJM Properties during my studies in Leeds, and everything went smoothly. Phil was extremely helpful from start to finish, including the referencing process for my next property. The property was furnished and in excellent condition. It came with a garage and a bike storage room. It also offered comfortable living conditions thanks to its strong EPC rating and the provision of free gas central heating, which made a noticeable difference during the winter months. As an international student, there are many processes we have to go through, and I truly appreciated their understanding of my situation and the flexibility they provided to accommodate it.

    I've rented two properties from SJM for a total of nearly 15 years - which I think speaks for itself. I've never had any problems getting maintenance issues sorted - I once had a new washing machine within 24 hours and a new boiler within a few days. Phil is always really helpful whenever he needs to get involved and I wouldn't hesitate to recommend SJM to anyone looking to rent in Leeds.

    I spent a year renting a student house with this letting agency and had quite a few issues. Firstly, the house was extremely dirty upon moving in despite being told it would be professionally cleaned. There was a rotting window frame in one of the bathrooms when we moved in and the floor in the kitchen had risen due to damp creating a tripping hazard in front of the hobs. There was damp throughout the house and electrical switches above the cooker which got completely covered in steam when cooking (even when the extractor fan was on). After reporting all these issues, only the window frame was replaced even after someone from the agency came to visit to view all of the issues listed. Throughout the tenancy we had issues with leaking roofs, broken guttering and damp ceilings where plaster was falling down. Whilst this was patched up one time, the issue continued due to the roof being poorly fixed leading to plaster falling down consistently in one of the bedrooms. After reporting this multiple times, we were ignored and any visits from staff that were arranged to view these issues never ended up happening due to nobody turning up. Whilst the location of the house was great and we did have some repairs completed quickly, it would have been nice to have all issues fixed promptly and to a more substantial degree. I’ve given 3 stars rather than a lower rating solely based on the location and the amenities in the area.

    Ripping people off! House was a mess when I moved in. They did not clean it at all. Everything in the house is constantly breaking down. Leaks and flooding. Did not provide a microwave or vacuum cleaner, basic things that are supposed to be provided when you’re paying close to Β£600 a month!!

    Looking for a quality apartment in Leeds was proving challenging and then enter Phil, Amy & Michelle. They made a difficult job easy. A professional service going out of their way to assist, we could not be happier. The flat was beautiful, any maintenance prompt and we had no problems. It was an excellent experience from start to finish. Highly recommended and thank you SJM!

    Awful awful business. I would prefer to live in a shed (which is now basically what have to do) then to ever have to deal with these individuals again. I had a contract for a three-bedroom apartment signed in November with two other girls that i was supposed to be moving into in 3 DAYS. We were having trouble paying the first month's rent, but we had set up a payment plan to make sure the company got everything they were owed. The boss was supposed to call us and help us sort out our complicated situation, so everything seemed to be going smoothly. However, four days later, after having to call him myself once more, he called to inform us that he had some bad news. That unfortunate news was that during the time he was supposed to ring us and give his helping hand, he had found a whole new group of people to live in their flat WITHOUT TELLING US and that he was β€œvery sorry”. So unless you would like fake promises that render you homeless, i suggest finding another company to give your money to.

    Great company I rented for 2 years they fixed every problem within 24 hours moved out and paid my deposit back in 72 hours. Can not fault them, if you look after the property They rent you. They will look after you. Thank you Phil and the team.

    I have been with SJM for the last year and they are the best letting agents in Leeds. All the properties are of high quality and in great locations. The team, especially Phil and Michelle are so helpful and friendly and really help you to find the right place for you. Repairs have always been really fast and done professionally. I have never had a problem with SJM, unlike other letting agencies, therefore, I always recommend SJM to my friends and hence why I will be continuing with them for the next coming year.
