The only reason I’m giving it one star is because of the people who work as the concierge, they will bill you extortionate amounts for things at the end of your tenancy like one small mark on a wall will cost you £400 (and that’s not exaggeration) There are congregations of men in multiple of the communal areas nearly every night that will stare at you as you walk in and out of the building, they also leave the communal areas in an absolute mess. If your thinking about renting here I would suggest a lot of caution.

The worst apartment in all of Leeds. Don’t come here — the service is nowhere near worth the price. The reception is rarely staffed, management is a mess, and when someone is there, some of them have an awful attitude. A terrible place overall.

I really expected better for the price. Management has been consistently unhelpful and slow to respond — even simple issues like getting a parking space or EV charging access took months to sort out. Despite repeatedly messaging on the Moda app, the team rarely replies or follows up properly. I didn’t receive my welcome package email until almost two months after moving in, with no guidance on how to set up utilities or payments in the meantime. The whole process felt disorganised and unnecessarily stressful. The apartments themselves look modern and the location is convenient, but that’s where the positives end. For the rent you pay, the amenities don’t justify the cost — and the management’s lack of communication makes it worse. Overall, very poor experience and wouldn’t recommend.

I lived in Rockland West for 7 months. The apartments are alright, the facilities are good. Management are friendly and helpful, to some point. When I first went for a viewing, I was told how everyone who is living at Moda are young professionals. I wish Connor Hart had been honest with me. If he had told me from the get go that the lifts will always be dirty with dog urine or feces, rubbish on the floors, the trash chute will always be blocked and rubbish absolutely everywhere, the neighbours will be loud, slamming those heavy fire doors and your entire apartment will shake, chatting and laughing in the middle of the hallways at 3am, food left outside apartment doors for weeks on end until it's starts rotting and flies gather, students cooking food and opening their front doors to let the stench out, which ends up in your space etc, I would've appreciated the honesty and rented somewhere else. But sadly, he wasn't. If you don't mind the above, then Moda is the place for you. If you do, look elsewhere and be thankful you read this review first. Stayed in the Charles Hope apartments. Reception was lovely and welcoming and gave some guidance in how to get into my booking. Without them it could be very confusing. Lovely building. Nice Christmas tree Nice apartments. Would love to live here if I was from the area.

Been here for over 6 months now, and I feel I can share my experience confidently so it might be helpful for you to decide whether Moda Living will fulfill your criteria of luxury and modern residency experience, or is it a complete waste of your MONEY and TIME. When I first moved in I felt welcomed, the apartment was clean, the staff was professional and extremely friendly, didn’t face any issues and everything was going smoothly. However there were some alarming concerns for me, one of which that there’s only a FOB to be used to enter your apartment and not an actual traditional key and lock (I’m sure you understand what I’m referring to here), and that is particularly alarming my dear readers because anyone from the Conceirge team CAN enter your apartment easily by activating their spare FOB (which is frightening). Major issues most Moda residents started to worry/complain about when the utilities bills started to come in, massive bills for studio apartments and that is caused by Moda having community utilities as their only utility provider (they are more expensive than any other utility companies). Other issues came to light when people started to move out of their apartments and have the team, particularly Alisa (a new manager in the inspection department) to inspect the apartment and charge people ridiculous amount of money for wear and tear (min of 150£ if u left the apartment as u new as u first walked into it) and up to 1150£ (yes I know, a complete scam) !! In addition to the main issues, Moda advertised the building as a young pro community living; well, again, false advertisement! The building is full of international students (you can only imagine what happens on the weekends) which feels like a student accommodation. P.S this is not the full list of concerns, I have more to say but I’m gonna hold back cause I’m already wasting so much time worrying about all those issues and getting anxious by thinking about the price I am paying for such ridiculously poorly managed building. keep in mind that there are way more hidden issues and costs that constantly pop up here and there.. If you don’t mind the above mentioned issues, then Moda is the place for you.. If not well, I bet you’re taking the sound decision for your mental health, and your bank account:)

Shame on the Moda management team for continuing to use Community Utilities as their electricity and heat providers especially considering the abhorrent robberies they commit with the renters under their supervision. Not to mention the cost of living crisis that the UK is facing right now!! Truly disgusting.
