Stay far away at all costs. If I could give sub one star I would. Easily the worst property management company I’ve dealt with. Unfortunately being a student you don’t have too much choice about who you’re renting with, but my experience with them for 2 years was absolutely appalling. First year I had to live on a mouldy mattress which they refused to replace. The whole bedroom had mould, to which one of their agents came to see after a callout. He acted like a mould expert, said he knew what to do and he’ll be right back in due course to sort it and never heard a word for 2 months until I pushed them. They then only gave me a dehumidifier which only masks the problem. This has caused me congestion problems ever since, years later. My friend who was living in the same house also had to sleep on extremely damp pillowcases every night due to the poor ventilation. Second year we moved in to a house that wasn’t even ready, with no working hot water for atleast a month. The floors, sofa, cabinets were all filthy. One of the en suites had an awful odour that they neglected all year long. When it came to the deposit return, they massively overcharged us for some things that are just ludicrous. Charged us for ‘sofa damage’ when the condition it came in was barely habitable. Charged us for a ‘missing fridge drawer’ when their own pictures on their site showed the drawer missing. These, in addition to ridiculously over the top charges for other things. This dispute went on for months and they refused to cooperate so unfortunately we had no choice but to settle as tenants don’t get much power. If you want a management company that actually does their job stay far away from them.

AVOID THIS COMPANY!!! Having lived in several countries and rented multiple properties over the years, this has been by far the most disappointing experience I have encountered with a property management company. Throughout my tenancy, the level of service was consistently substandard. We were not provided with essential appliances such as a vacuum cleaner, and the refrigerator broke down for three weeks—during which time we were still charged the full rent despite being unable to store food. My room had persistent issues with dampness and mold for several months, and despite repeated reports, no adequate action was taken. Additionally, the Wi-Fi extender in my room did not work for approximately three months, making it nearly impossible to get a stable internet connection. Attempts to contact the agency for repairs or support were met with dismissiveness and unprofessional attitudes, as if we were asking for personal favors rather than requesting basic maintenance. To make matters worse, upon moving out, they deducted £60 from my deposit for a blocked shower drain that had been reported multiple times during my tenancy and was never properly resolved. Now, they are attributing the damage to me, which feels entirely unjustified. Overall, the experience has been extremely frustrating and stressful. I would caution anyone considering renting through this company to think twice—for the sake of your time, money, and peace of mind.

Worst letting agency going, had numerous problems with mold throughout the whole flat since we’ve moved in, all they do is come and paint over it, for it to grow back within a few days, covered a whole wall of mould with tiles instead of treating it, we have multiple mushrooms growing in the bathroom, and all they do is pull them of for them to grow back. The fridge freezes everything and ruins anything we buy. The maintenance man Steve is rude and inappropriate towards us makes us feel uncomfortable

Terrible service... I booked a viewing for a property that had just been advertised on the same day I rang. They told me the earliest possible viewing for that property would be 2 days later. I booked a viewing and was told that I would receive a message in the morning of the viewing confirming our appointment. At 1pm of the day of the viewing, I still hadn't any confirmation message. I rang... Only to find out that the person I had spoken to, to book the appointment hadn't bothered to enter my details into the system. I had taken time off work in order to be able to go to the viewing. I was also informed that the property was now off the market. Total waste of time and energy.

All I can say is do not live with address properties. I couldn’t think of anything worse than staying another year with them. The lack of general care for their clients is ridiculous. Within the first 4 months of living in our flat, we’ve had broken floor boards, broken freezer, broken oven, toilet leaks, boiler broke, no radiators working, leaks from the roof and mould. Our washing machine was broke for a total of a month. Front door and bedroom door handles fell off. We moved into a lot of problems that were promised to be fixed before our rental and they wasn’t. If your not ringing them multiple times to come and fix these urgent issues then it won’t get done and even then it probably won’t get fixed as we’ve had a few people come round now to “fix” these issues and just leave saying it was a bigger problem. Honestly a joke and not worth the money you’re paying.

I can't find another word to describe this agent apart from DISGUSTING. This communication with clients and among themselves are literally horrendous. Booked a viewing, walked 40 minutes from the city centre and was told in the last minute it'd to be cancelled because no one was available! (they argued they didn't know why I was booked in in the first place) Booked a viewing for the second day, this time they were there, but couldn't get into the flat because the door was out of battery!! I was immediately given another time slot for a third viewing attempt, and guess what? In the very last minute, they told me they had no record of that and cancelled it!!! I don't know how on earth could all these happen. How would someone not tell the office a client was booked in for a viewing??? Unbelievable!! Never waste your time with this outrageous agent unless you have too much patience and want to do some exercise.

I've used Address properties for a few years now and they are by far the best letting agent I have come across. They are open and honest with their fees and their maintenance charges are always reasonable, which cannot be said for a lot of the other independent and high street estate agency chains who feel the need to sneak in additional charges wherever possible. The team do a great job and their advice is always in the best interests of the landlord and tenant. I was concerned due to their growth, the service may dip, but I'm pleased to say I haven't experienced this. A real pleasure to work with the team and Address.
