   I own a small apartment and car parking space in Liverpool that was being managed by the property developer but, unfortunately, received very poor service with this company when they were acting as my managing agent. I picked out Lewis and Foy from a Google search and contacted them after doing some background research. I provided details of my property and my issues with my managing agents, who had either been operating under shambolic administrative systems or under a veil of deceit...I could never quite tell which. At the time of stumbling across Lewis and Foy and falling into the hands of Olivia Cox, I was very frustrated with the complete lack of transparancy relating to all aspects of the two properties being let on my behalf and was regularly needing to chase outstanding rents. Olivia dealt with all matters swiftly, efficiently and effectively, resolving a number of the issues through direct meetings with my previous agents. Whilst I knew that my previous agents were falling far short of the mark, I am pleased to say that Lewis and Foy have provided a first class service as letting agents and I have complete confidence in their professionalism and integrity. I have recently logged onto their landlord portal which, excitingly, gives me full transparency in relation to documentation, rental income and invoices in relation to my properties. It's a pleasure to be working with Olivia and the rest of the team at Lewis and Foy.

   Avoid if you're a Landlord. I opted to use Lewis & Foy as the estate agent to look after my property in Liverpool after seeing all their positive reviews online. The communication with them is great, no fault there. Very responsive (probably the most responsive estate agent I have ever worked with) and really easy to talk to and polite (hence the 2 stars). However, unfortunately they misinformed me about the tenants they found for my property. I clearly stated from the beginning I preferred working tenants, with a secure income. After a few candidates options, they found a couple who were working tenants. I then found out, one was signed off work and relying on benefits where they put him as the lead tenant in the tenancy agreement, and the other on maternity leave who was put as the guarantor. Therefore this ended up being one lead tenant who was on benefits. A few months in, I saw rent didn't come through, which I had to chase L&F to understand why. Following this I was in a situation where rent arrears were building up, with no guarantor to support in this situation. I had expenses building up, and uncertainty of rent coming in. I totally accept sometimes it's the tenants that are the issue- you can't blame the estate agent. However the thing that upset me the most was that L&F would tell me that unfortunately given the location of the property (quite deprived), the tenants in these areas are more difficult. I didn't appreciate this, as I know from having other properties in the area that this is not the case, and it's to do with the tenant- not gereralising the areas. It felt like L&F didn't want to take responsibility for an issue they created as they misinformed me about the tenant they found as they just wanted to get someone in the property asap. In addition they then ended the contract with myself as they didn't want to manage a property for difficult tenants which they found. It was so disappointing to know they couldn't take responsibility and then left me to deal with the situation I shouldn't have been in. Luckily the current tenants left and we didn't need to go to court. However I was left with £3000 damages which I had to cover! I'm now with a really good estate agent, who have the knowledge of finding good tenants, and have been totally honest from the beginning and really look after the property regardless where it is located in the city (or how much income it brings). Personally if you are looking for an estate agent to manage your property/ies, than I have had better experience with others who manage to find good tenants for all types of properties, in different neighborhoods.

   I approached Lewis & Foy Lettings a couple of days back to enquire about a 1 bedroom property that I was keen to move in to. The Property Manager - Mr James Lindsey was kind and friendly, he arranged a viewing for me and sorted out my paperwork in quick time(Within hours of the viewing which met all my expectations on the property). I highly recommend Lewis & Foy Lettings to anyone who is looking for a new accommodation to move in to, they have given me excellent service which I am sure they replicate with all their customers.
