The facilities and staff are lovely but amenities can be poor sometimes. Lift's sometimes go down or out, and the chutes rarely work. The maintenance of the facility could be better, but it is overall a smooth process to moving in and living here and proximity to the train station and the Cassiobury park is a huge plus.

I stayed at Cortland Cassiobury with my wife while we were in Watford for medical treatment, and the entire experience was outstanding. The team was always welcoming, understanding, and incredibly supportive — truly the best people we’ve ever dealt with. Special thanks to Kayleigh, Beca and the whole team for making everything easy and stress-free. The facilities were also excellent: a clean and well-equipped gym, secure 24/7 security, modern meeting rooms, and reliable free internet that made working and living there very convenient. The whole community felt safe, comfortable, and thoughtfully managed.

The concierge and security staff are genuinely kind and friendly, but sadly that’s where the positives end. My apartment was unbearably hot for nearly three weeks. The ventilation system was useless, and since the windows don’t open, I had to temporarily move out just to cope. The bin chute almost never works, the lifts are frequently out of order, and the extra charges like the outrageous £684 bill for minor curtain threads from my deposit are simply unjustifiable. On top of that, the parking charges are excessive for residents already paying high rent. For the price, the value and service from Cortland Cassiobury are incredibly disappointing.

Excellent place to live. As with any place there are issues here and there however the foundation is fantastic. Concierge staff are welcoming, informative and keen to help. Gym, office space, cinema room and lounge are nice additions which make for a warm experience. Watford itself is quite safe but we’ve had no issues here at all. Close to a Morrisons and easy enough access to town. Highly recommend but also encourage constant improvement :)

I'm an original resident...for the last 6 months nothing has gone to plan. It definitely doesn't qualify for "luxury living". Everything promised has NOT been delivered. Nothing gets fixed & everything has been constructed so poorly there's always issues. Henry's the construction company are a joke with workmen doing nothing. This was sold as a pet friendly place but it really isn't ready to be called that as the pets get charged rent but have no facilities. The gym is a joke if your 6ft tall or taller be prepared to be punching the ceiling & doing no overhead based lifting. The 24hr concierge isn't really that & the company don't actually know what a concierge is. There's constant sewage water floods in the car park which cause foul smells & health hazards...we don't even have a building entrance! The facilities aren't ready as advertised, car parking is over priced & no visitor spaces, my flat has issues with all the doors & windows that haven't been fixed. The company do not care about residents at all. The "community managers" don't really help the community. If you're thinking of moving here seriously don't do it yet. Here's a list of things promised that haven't been delivered: Dog park Co working space with desks & monitors Cinema room Residents lounge with TV & sound system Gym with free digital fitness studio classes (built but doesn't work) 24hr concierge (regularly unmanned & not really what a concierge service is) Free shuttle buses to stations & town centre App based electronic keys to unlock doors Courtyard with coffee & food trucks Communal kitchen with coffee & beverages provided The only good thing about the place is the residents & the community we've built. The WiFi is decent & some of the front of house staff are good people. For what they charge you'll be very disappointed & upset at all the constant stress you'll be living under. If it wasn't for fellow Residents & dog owners helping each other out there wouldn't be much of a positive. There's great potential here with the right kind of site management it could be a wonderful place to live.

Very disappointed with the lies and misdirection of this company. When we signed up we were promised one month free rent, and shuttle bus to the town centre and a "luxury" experience with 24hour staff for any issues. So far none of this has come into fruition. We have a sewage leak in the car park that has flooded the lift meaning every single floor has carpets with raw sewage seeping into them. There is no one to contact as the desk is unmanned on Sundays. They are trying so hard to not give the one month free that was promised and they are not even cleaning the communal areas, there has been a bottle of water by the lift for over three weeks. Frankly astonished at the poor customer service and how they have definitely not considered anything people actually need to live here. No guest parking is available so if you have a cleaner or a contractor come round for anything they risk a £100 fine. There are no suitable links to Watford centre despite this being promised. The car park has ridiculously tight parking bays meaning most car owners will undoubtedly have dents in their car. But the absolute cherry of this is when the raw sewage is all over the hall ways we get a written warning from leaving our shoes outside as we refuse to bring raw sewage into our flat. It is like they are living in a different world. Service was great up until we signed the contract.

Mohammed was truly exceptional from day one. The service we got from him was extremely helpful. The whole process was really smooth and stress free. Mohammed was always available and was always responding to all the queries we had. He made the process felt very quick, efficient and seamless. He went above and beyond with his customer service. I would definitely recommend to each and everyone about Cortland development only because of Mohammed's outstanding customer service and I believe he is truly an asset to the company and his team!!!!:)

I have recently moved in to an apartment at Courtland Cassiobury with my partner and can’t fault the room at all, very high standard and super peaceful. I want to give a special shout-out to Mo who has helped us so much along the way. He demonstrated excellent customer service, helped us at every step and continues to do so, he really did go the extra mile for us and we are very grateful to have met him. Also thank you Helen for keeping us in the loop at all times throughout the process. Thank you both for making our experience so smooth and enjoyable.

Great customer service from Mohammed. Sent me floor plans almost immediately. Very professional and helpful. Amenities and area looks absolutely appealing. Once my tenancy ends will put an application through! Excited for this.
