   I was seriously impressed with the professional and friendly service we received from Knight Frank Esher on the sale of our house. The team was led by Adam Burlison whose knowledge of the local market was extensive and the advice given sensible. Our day to day contact was with the very efficient and effective Victoria Miles .We received immediate feedback following viewings and more detailed feedback a couple of days later. Once we accepted an offer, they chivvied the deal along and kept in constant contact with us, our solicitors, our buyers, their agents and their solicitors. They made sure everyone knew what was going on all the time and helped push the transaction forward to a successful conclusion. Impressive.

   After having had no success selling our house with two other agents, one a small local one and the other a large chain, we chose Knight Frank because they had recently sold a similar house to ours on our development. The initial valuation meeting with Adam and Maisie was very positive and we were impressed by their suggestion of marketing our house as a six bedroom house with extra reception rooms rather than as an eight bedroom house. We received updates every two weeks and a written report every month and although it took over a year from first putting our home on the market before we finally exchanged contracts, Maisie and then Victoria when she joined the team kept our hope up that we would sell. Maisie was helpful getting us the best price we could when we finally received an offer and Victoria was invaluable in acting as a link between us and our buyers and our solicitors. We really felt that the team earned their commission and at all times were polite, professional and caring. I have no hesitation in recommending them.

   Our experience with Knight Frank Cobham and Esher started positively. During the viewing and contract-signing stage, Tina was responsive and present, and the team followed up frequently — including several reminders to leave a Google review once the agreement was signed. However, everything changed once we moved in. The property was handed over in a condition far below expectations: carpets not properly cleaned, general cleanliness issues, an unkept garden, and multiple plumbing and electrical problems from day one. We reported all of this immediately with photos and detailed descriptions. The most challenging part has been the property management. Hollie, the property manager, initially reasssured us that interventions were planned, approved, or scheduled, only for us to find out weeks later that almost nothing had actually been authorised. Many follow-ups were promised and then simply never happened or only partly happened. They tried to quickly close the intervention request as solved, despide us indicating that the issue was still ongoing. Messages and emails often go unanswered for days or weeks, leaving us without clarity or support. Three months after moving in, several repairs remain half-finished or not started at all, despite our ongoing communication and documented evidence of each issue. At this stage, we still have no replies from Hollie regarding the outstanding work. After more than 20 years of renting internationally, this has unfortunately been our worst experience. I hope this review helps others set realistic expectations on Knight Frank and encourages improvements in communication, follow-through, and overall property management.

This meant the sellers were incredibly flexible, moving their own items into an Airbnb to ensure we could complete on time. Without Victoria’s tireless commitment, we would have been left without a place to live. • Total Support for Newcomers: She provided invaluable, timely advice on everything from recommended removal companies to technical house documentation (floorplans, planning permission links), proving herself a complete partner in the journey. For us, arriving in a new country, her guidance was truly essential. Victoria is not just a negotiator; she is a problem-solver, a dedicated advocate, and a brilliant communicator.
