   The agreement does not protect tenants and tenant’s money because Gravity calls it a “License to Occupy” agreement. In fact, you might not be labelled as a tenant because you are not legally protected as a tenant. Unfortunately unlike a normal tenancy agreement, Gravity does not protect your £1300 deposit (over 1300£ deposit for one room because it claims one room as a self-contained flat). Under Housing Act of 2004, Chapter 4, the landlord is required to give information of name, address and account of the scheme administrator but since the agreement is a License to Occupy, deposits are taken at any time it wishes for. At the end of the tenancy Gravity charged me a huge deduction from my deposit for unfair justifications. This may happen to you. The check-out report would look like it was generated by TDS and will look like that tenants are responsible for fixing damages. I realized that deposits wasn't protected by TDS or a government approved scheme. Since, Gravity agreement eliminates their liability as landlord or agent, I am warning everyone that this property does not run under legal terms, and that the agreement itself doesn’t constitute as a legal condition. I indeed stayed in Gravity and paid 10months upfront. See photos as evidence

   I have lived in Gravity Co-Living Finsbury Park for almost 9 months. The house is in a great location, it's a short walk to Finsbury Park and also to the station, which has worked well for my journeys to work. My room is modern and comes with an ensuite bathroom and has views of the garden. The large garden and BBQ area is a real bonus, as a lot of the other rental properties I considered did not come with one. Security was one of my top priorities and this is securely gated. The social events are good and give you an opportunity to meet everyone.

   We were looking for a safe, clean and central location for our son to stay while on a work placement in London. Gravity Co-Living Finsbury Park certainly met this criteria, and more. The accommodation offers modern ensuite rooms that are very clean and well kept. An additional bonus is the large garden and relaxation area, which is rare with accommodation in London. It’s a great space and has allowed him to relax and meet others in a gated and safe environment. The house itself is a beautiful and secure building, which, as parents gave us peace of mind which was important as we live many miles away. Also, having other young professionals sharing the same environment means that he has been able to socialise with others. The location is superb, just a short walk to Finsbury Park Station with all amenities on your doorstep, Finsbury Park is also just a 2 minute walk away. We also liked the fact that the tenancy term is more flexible than traditional contracts. We definitely made the right choice with Gravity Co-Living.

   I’m still living here (leaving in March) and can absolutely say that the management of this place is awful. We’ve been left without hot water and heating for at least 2 weekends in a space of 3 months (with -1 temperatures outside), someone was locked inside the building because they didn’t do anything about our complaints about the locks on the door not working properly, and I didn’t have any water or use of my toilet and shower for a month after moving in (which I paid for). They also say their provide bedsheets and towels which they then don’t, and don’t offer you a refund of any kind. Also… I’m in the process of moving out and already expecting them not to return my full deposit and come up with excuses to keep my money. My advice would be to not move here.

   Let me start off by saying that the community itself is absolutely great (and the only reason this review is 2 stars instead of 1). I've been living here for almost a year and I've met some truly wonderful people, and experienced some great times. Sadly, that's where the good news ends. The management of this place is a complete joke. Even the simplest technical issues take months to be fixed. There is a complete lack of communication and respect towards the tenants and not even a hint of professionalism from the people running Gravity. And for all this, you pay an outrageous amount of rent (don't believe the prices advertised on the website, that's not what you end up paying), for essentially not more than a shoebox. Gravity likes to talk about how they "enable community building" and how they care for their "Members". But don't let that fool you. The only people building the community are the people living here despite the mismanagement of Gravity, not because of it. And we're not Gravity "Members", we're the consumers in a business model that aims at squeezing out every last penny for as little service as possible. You have been warned.

   Late 2022 I received news that I would be moving to London at short notice. It was an exciting but stressful time as the market was very constrained. I came across Gravity Co-Living and was initially impressed, and started to make inquiries. The small window of time in which I had to sort things out means that I regularly call the sales team (which is only made up of two people). Ultimately, I paid a £300 deposit for a room in West Court just before offices closed for the Christmas holidays. I had not signed a contract. When offices reopened on 3rd January, I decided I no longer wished to move into Gravity Co-Living. I spoke with Melina, who came up with some ridiculous reasons as to why I could not receive my deposit. Apparently they had lost tonnes of business, which was impossible considering I called to cancel my room the very day they'd reopened for business. And apparently they'd already cleaned my room which, in my opinion, was over-zealous on their part since I had not signed a contract nor confirmed that I was going to move in. Not to mention they fail to have any sort of deposit-policy on their site. Melina then became extremely rude and patronising, stating that I had wasted her time with the times I and my mother had called with questions about the property. This was unfounded to me - it bewildered me that she was complaining to me that she had to do her job! The insanity of the conversation only worsened - she said that she apparently does not have a manager when I asked to speak to one, and the entire team read complaints and come to a decision as to how to handle it together. Finally, she gave me a generic email that I could apparently issue a complaint. I did so, and it took a fair amount of time before someone got back to me. A woman by the name of Susanna Rock, who did not actually say what her title was within Gravity Co-Living, got back to me. For all I know, Susanna Rock was a made up individual and it was Melina conducting that email - that's how ridiculous it has been dealing with these people. Susanna's response to my complaint was non-productive, and something my bank made no sense of. I am currently in the process of attempting to retrieve my £300, but I severely regret the day I found this odd rental. Melina ruined my experience entirely, to the point where I did not feel comfortable living there any longer. As an adult woman, I did not appreciate being talked down to by someone who is meant to make people feel welcome and informed. Apparently her conduct was being "investigated", but nobody got back to me when I asked for an update. On the whole, this was a massively negative experience and I wish to warn everyone to be careful when dealing with Gravity Co-Living.

   On the website it states that part of the high rent price, you get different benefits included (i.e., dinners, events, breakfast, etc.) but unfortunately you don’t get any of this. Makes the rent far to high for very small rooms.

   I've loved my stay at Gravity Finsbury. There's a real and fun community feeling which makes it feels like home very quickly. The rooms are well designed and clean and the garden is an amazing plus. The location is great also with parks at both ends of the street (Finsbury Park & Clissold Park); and of course nice cafes, pubs and the tube at walking distance. And finally the staff has been so nice and helpful!

   Got a new job in London last here and decided to try the co-living experience. I'm still here after 1 year and I'm loving it. The rooms are well equipped and clean, the communal areas are very big (1 living room and 2 big gardens). Great place to meet young professionals and make good connections. Staff is great! Highly recommend it, given the flexibility of the contracts.

   Writing this review for the Camden space that recently opened--it is fantastic! Beautiful flats and very convenient location, but what really sold my husband and I was the exceptional customer service! Milena is A GEM! Coming from another country, we really didn't know much about letting in London. She was very helpful, attentive, and most of all, patient with my incessant questions! From the little things like how to use the microwave, to food recommendations and the like, she made us feel much less apprehensive and anxious about moving to/living in a new country. We viewed several beautiful, well-placed spaces, but her friendly, professional, and helpful demeanor went above and beyond our expectations and ultimately sold us on the place! So far, no regrets. I've never met a more responsive team in all my years of renting. 10/10 recommend.
