   I lived here for a few years and recently moved out so I can finally share my grievances. There are three positive aspects of this building. The view from the higher floors, the reception and deliveries are made easy. Other than that... others have described it better but I'll just add on to what they said. This building gets unbearably hot, summers here are torture. The "windows" are just vents that barely open, allowing little to no fresh air to enter the room. This should be illegal. Next is the current lift situation. The building has 3 lifts, A and C go all the way to the top floors and B only goes up to floor 10. The issue is that lift A has been closed since the very beginning of January this year, that's NINE MONTHS. If you live above floor 11 expect current lift wait times to be upwards of 5 minutes, less than 2 minutes if lucky. Not only that, the two lifts that DO work are CONSTANTLY being shut down for whatever reason. Increasing the queue for lift C whenever B is shut, or the worst, lift C being shut and everybody who lives above 10 HAVE TO USE THE STAIRS. I lived above floor 30 so having to go up/down the entirety of the building via stairs has happened on more than one occasion. If you are looking to move into Elephant & Castle please pick any other complex in the area, utilities will be significantly less as well. Save your money, time, comfort and sanity.

   Esther is the main reason I wish to no longer live in Strata Tower, please fire her asap, she’s the team leader of the concierge team, yet she’s the most disrespectful, uncooperative and always have an unprofessional attitude. Despite being the oldest of the team, she’s the most unexperienced, please bring a helpful concierge as we used to have before, thank you. Shoutout to the other staff members, it’s a shame how 1 person can bring down the value and hard work of the rest of the team.

   After living here for almost a year I can say it’s probably one of the worst buildings in the city of London. It looks modern from the outside but inside you can quickly see it’s been built more than a decade ago -and not well designed at all - and the flats really need to be refurbished. In addition, windows cannot open fully, less than a feet, so you struggle when trying to ventilate the house. As a result, it gets unbearably hot for almost 6 months a year despite being a relatively cool city. Temperatures in the flat will rarely go below 25 degrees at night even keeping the windows open. Both the lifts and corridors get unbearably hot. The building only has 2 lifts which go all the way up to the 40th, as the third one only reaches up to the 10th floor, for some reason. Moreover, one of the lifts has been under maintenance/ improvement for more than 6 months by now, so we’ve been queuing morning and evenings to get in and out with only one working lift (despite having like 40 floors). They still haven’t finished with that one, and they will move on to the other one once the first one is finished. So get ready to wait 5/10 min in peak hours to use the elevator until well into 2025. The fans - Never ran, never will, poor design meant noises and vibrations to the upper floors so all for nothing. Adding to that, the hot water supply is centralized and heated not sure where in the building, but you get a 6 months bill of around £800 for a one bedroom flat (despite living alone). Not sure what they use to heat it up, but I’ve never seen an energy bill that high just for myself. The noise - You'll hear this all the time if anyone on your floor has a window open (see heat), basically it causes a constant whistle/whine noise near the apartment doors as the air pressure changes. On top of your neighbor noises coming through the window and the train on one side (south) and main road and construction site in elephant castle on the other (north). Even the staff admit that the building is horribly designed. There are so many new buildings around brand new that make Strata even worse in comparison. Also if you look for a flat in any direction within 1km, your also get cheaper options.

   I lived here for a year whilst I was in London. Firstly the staff on the front desk are amazing, so friendly and helpful, they could never be faulted. Unfortunately the building is just really badly designed and basically starting to fall apart. Elevators don't work well - They therefore reduce the speeds to try and help. Recently they've just gone through working on replacing/refurbishing so I don't have the latest. Window cleaning - I'm glad I was renting, I couldn't imagine spending so much money on the service charges but basic things like cleaning not done because the hoist is broken on the roof, in a year of staying there it was excuse after excuse from the management about it not working and repairs. The fans - Never ran, never will, seems a big bit of corporate fraud about companies not getting safety certifications passed from firm to firm, and it'll never be changed, they'll be turned off forever. The heat - this is categorically the worst bit, and it's truly hilarious how management try and sell it as a positive thing "Why is it hot? The building is super-insulated, as the building regulations require, but the windows allow quite a bit of heat in. Adding to that, the hot water supply runs up the centre of the building so the middle get's hot too. Keep your vents open and your blinds down - and look forward to winter heating bills so small that most people can't believe." It's basically like living in a radiator or sauna permanently, so many people buying portable air conditioners trying to jerry rig the exhaust hoses into the windows, others trying to get professional internal air conditioning installed. The building is just badly designed. Selling properties - It's clear people are struggling to sell properties, potentially the price, the high service charge and the reputation of the building elevators etc. I feel for those people. I loved the staff, but I'd never stay there again and wouldn't recommend anyone does.

   Building is notorious for bad ventilation. My apartment usually becomes a sauna during the summer. Windows can barely be opened. Almost impossible to install an AC. Also super loud during the day due to traffic + the E&C shopping centre construction site next door.

   Always hot like sauna. No ventilation, you need to open windows all the time. It’s extremely noisy as well because of major road junction down there. You will never fall asleep with open windows, the noise from police and emergencies will drive you crazy.

   Aka "Strata SE1" & "The Razor", this distinctive and imposing residential building is a positive contribution to the new identity of the regenerated Elephant & Castle, looking equally impressive in daytime and at night. Whilst the architecture with it's elegant lines and impressive lobby have merits, there are issues internally with the lifts and heat / humidity problems in the apartments due to the thermal design features, also the CO2 saving wind turbines have virtually remained stationary for years. Overall the refreshing and unique design of the building is worthy of a 5 star rating in our opinion.

   Been living there for 10 years now ,so happy to be in such a central location and enjoying amazing views! A few issues with lifts but always fixed on a time scale plus heating doesn't really affect me being on west side, anyway in London the heat usually doesn't last very long! ( And always the option to get AC if wanted ) Overall loving living in this iconic building!
