    One of the worst managed buildings I’ve ever lived in. They charge high-end prices but do the absolute minimum. Constant mail theft, security problems, dirty public spaces and an elevator that was out for almost a month, all with next to no communication from management. The “security” they introduced has been completely ineffective, there’ve been squatters in the communal area for weeks and I can hear at night people trying the locks in the hallways. The mail room has been broken into multiple times. The building feels totally unsafe. After months of complaints about mail theft they introduced a “concierge” service that was completely unhelpful and still mail got stolen! Then the concierge service just disappeared without explanation. I’ve been here over a year and not seen any meaningful actions taken to address concerns from myself and other tenants.

    Overall, this is a nice place to live. Most of the residents are pleasant and professional, and the building generally feels safe. The walls, however, can be quite thin. Noise from neighbours or people banging on the walls can sometimes be disruptive. The biggest downside is the cost of utilities. I’m currently paying over £80 per month for electricity and £45 for water, which seems extremely high considering I’m a single occupant and rarely at home due to work. I’ve raised this as a dispute with management as I believe there is something going on with the wiring/pipes but am still waiting to hear back. The front desk security guards are generally polite and welcoming, though at times I’ve walked in to find them with their shoes off and feet up on the desk, which doesn’t feel very professional.

    A Wonderful Place to Call Home! My wife and I have lived at Zenith House for nearly a year, and we couldn’t be happier with our experience. The building is well-maintained, the location in Seven Sisters is incredibly convenient (close to transport, shops, and amenities), and the management team is truly outstanding. A special thanks to Wilson, the Property Manager, who has always been responsive, professional, and genuinely caring. Whether it’s a maintenance request or a simple question, Wilson goes above and beyond to ensure residents are taken care of. His dedication makes living here a pleasure! The flat itself is modern, clean, and comfortable, with great natural light and reliable utilities. The team at Zenith House creates a welcoming community feel, and we’ve always felt safe and valued as tenants. If you’re looking for a well-managed, hassle-free rental experience in North London, I highly recommend Zenith House. We’re grateful to have found such a great home and look forward to staying longer!

    The flat itself was in great condition when I moved in, it came with tasteful decoration and good quality fixtures throughout. It was previously owned by LSH and is now under a new ownership which would be my only hesitance to give this a five start. Lately I had a few minor issues which were resolved quickly thanks to the friendly and efficient building management team.     Our packages get stolen all the time. Several letterboxes were broken into almost 3 months ago and management still hasn't fixed or replaced them. Security is so weak homeless people are sleeping in the hallways (can't blame them but at the same time, this building is not designed to be a public welfare service).The trash area is always overflowing with trash, there are not enough bins, and the door handle to get to the trash area is missing for several months now so people have no other option but to leave trash at the front door. We have a communal area they just closed because of 'safety' while we all know it's because they didn't want to invest in cleaning since change of management, but they use the space in their sale pitch and we contractually pay for it. Management's response is very slow and when they do respond, it's always the same: "we're working on it". Then they turn around and raise your rent by hundreds of pounds. I know the rental market is crazy, but this is not worth your money, time, or safety.

    Great place to stay for short stays—immaculate and stylish studio flats with everything you’d need for short stays( no TV tho). Friendly and super diverse neighbours, and neighbourhood. Zenith House is perfectly located in a quiet street but only minutes away from Philip Lane Street and West Green Road where you will find ample grocery stores, beauty and hair salons ( mainly African / Caribbean hair salons on West Green Road). There are bus stops on both ends of the street and the tube station, Seven Sisters, is just 15 minutes away. Victoria line ( The blue line heading to Brixton) will take you to Oxford Circus in 15 minutes.

    We lived in the building for a year and enjoyed it. The apartment is nice, furnished, clean. Building manager is always helpful.

    AVOID! Overpriced, poorly finished flats, noisy building with thin walls. Smells like weed 24/7 and ill mannered residents. BRNS that manages this building is the worst property management company I have ever had.

    Poorly Done work and extremely noisy building, AVOID. The walls and doors are not soundproofed so it is extremely noisy. Ill mannered residents and the BGRS managers are just here to take your money but do not care about residents' comfort. Ilustrative of London's low standards and poor construction work. Not worth the high price. GO AWAY.
