    I have been living here for 2 years now. Do not move here. There are plenty of hot water issues and the quality of life has been reduced quite significantly over the past 2 years. Avoid at all costs! Management will not do anything.

    The building is new, clean, and quite spacious. Staff members are very friendly. We had Mariya, who was very enthusiastic with our questions and helped us a lot even after moving in.

    The location is convenient with the station under a 1 minute walk and lots of grocery stores nearby (Morrisons, Lidl, Sainsbury’s, Tian Tian etc). I would also like to say a special thank you to Francois for answering all my questions and helping with my move out process, and to Paul for always willing to take a look at any issues I reported and resolving them promptly.

    Honestly, the building is 4 years old, which is quite new, clean, and a good atmosphere. Flats were spacious and the prices were friendly! We got shown around by Mariya and Sampson, who were absolutely lovely and patient with us. We ended up deciding to live there the same day! Huge shoutout to the two agents!

    Fizzy East 16 is an absolutely amazing property to live in, with great facilities and a wonderful team to look after you. Mark (who is the facilities manager) and his team are such lovely, kind and incredibly helpful people. They provide amazing support for tenants, organise entertainment and take great care of the property! I really enjoy living here, and it wouldn’t be possible without such a great team. There are other perks of living here, of course - having a nice gym, communal space to work and relax, lovely outdoor garden, car parking, gorgeous views. Great location and easy commute for perfect city life. You name it, and this place has it! And of course, the flats are beautiful, furnished to a great standard, with a great layout and lots of space. I definitely recommend getting a flat higher up for the stunning view.

    Compared to other options this property provides good value for money: 1) There options to choose furnished/unfurnished apartment. I lived in furnished apartment and 2) Flats have all necessary equipment: dishwasher, washing machine with drying option, oven etc 3) The property has very good thermal isolation, during the winter I only had to turn on floor heating maybe for 5-10 days. 4) Relatively low bills (like 3 times less than my previous apartment ) 5) The greatest feature is the common area on the 4th floor where you can: - walk out you pets - work in shared or private space (desks are available) - just party with your friends The location is also very convenient, it takes 30 minutes to reach City (via DLR or bike), about 35 minutes to Westminster/Green Park. There is onsite management office where you can talk to a very friendly team which helps to solve your problems and requests.

    Our experience has been seamless and absolutely perfect. We have to credit the Fizzy Staff and Annabel in particular for ensuring that we were given enough time at the time of viewing the property. Every single question was answered with utmost honesty and trust me I’ve been moving between three properties in just one year so it did feel very exclusive. And the referring process along with securing the contract could not have been easier. We’ve had no complaints and have been very comfortable in our new apartment.

    I've lived here two months now, and I've gotta say, my experience of living here is hardly in line with the reviews you see from last year. I think the hot water has gone out once, but even then it was just one evening - the same thing could happen in any type of accommodation! The security staff that man the lobby at night are always super friendly, and make an effort to say hello whether it's at 7pm or 4am! Management-wise, I must say that there were a few teething issues with moving in, but I'd probably put that down to the fact that I believe it was the first time that lots of people had moved out at the end of their contracts, while new people were trying to move in. Totally understandable, and certainly not serious enough to drop a star. The team are also very responsive, and have helped with the relatively few issues that have cropped up so far! Finally, the building feels secure, and I haven't had any issues with parcels being stolen - there is a parcel locker, and this has worked for all of our parcels without fail! Ignore the old reviews and the Vice article - we've loved our flat so far!

    Unfortunately I didn't know about the multiple problems of this property before I moved in, otherwise I wouldn't have even visited the place. - Tenants are having parcels stolen on a daily basis - A bike worth thousands £ was stolen from the bike storage room - Yesterday a criminal spent the afternoon breaking into different apartments and stole electronics/personal items without being bothered at all - The same criminal has been seen around the building before and it seems he already robbed another laptop - The week I moved in there was a break in the management office, several laptops were stolen (probably containing tenants' personal data) and we only learned about it from hearsay, because there was no official communication for weeks - Intercom system is terrible. 50% of the times I have to come downstairs to open the door, because the system doesn't work - Signage is non existent. Every time I have a delivery the courier calls me and I need to spend at least ten minutes on the phone directing him to find the main entrance - Hot water outages are a thing, I had it twice, at least one tenant had it for days - The flooring is terrible. The floor inside my utilities room is loose and vibrates a lot every time I use the washing machine. Some other people have water coming out of their floor panels (probably from the underfloor heating) - After hours maintenance is non existent. If you are lucky you have your emergency call picked up, they are going to tell you to wait for somebody the next day. That somebody may or may not show up, you never know. - There's a flat that constantly do parties, people do drugs there (strong smell of marijuana or something like that), the other day they threw up from the balcony and it spilled over other balconies below. Completely disgusting. Nothing happened to them so far, not sure if something will be done as long as they are paying their rent. @Fizzy please don't copy and paste the answers used on other reviews. I am not doing personal attacks, just stating real facts that we all are well aware of. Copying and pasting answers will only demonstrate publicly that you don't care about what the tenants are saying, and I hope that is not the impression you want to pass.
