Rats running around, very poor maintenance, water heating issues, very poor mattress provided, construction materials lying around for long, lifts out of order half the time, unhelpful concierge

How the hell does this building command a 4.3 star rating?! The building is infested with rats, in the past four years of living here the lifts have been continuously out of service (imagine what that’s like living on the 34th floor), the property management fail in knowing how to communicate effectively, the price you pay on rent for what you actually get in return in extortionate, and you only need to look at the building’s FB page to see how unhappy all of the residents in Halo Tower are (and yes you can ask β€œbut why live there still” but accommodation in London is tricky, often impossible to find, and sometimes the price of what properties demand is extortionate, so this is just a case of trying to make the best out of a bad situation). Please do not consider moving here, a lot of the new residents I’ve met have moved out after only spending less than three months here, that should say it all.

First things first, I don't know who all these people are who are giving this place a 5 star review (but no context), they clearly do not live here! Let's kick this off then. I have moved into Halo Tower almost 3 years ago after getting the very wrong impression that this was a nice place to live. Has a gym, concierge, gates and a courtyard. Sounds lovely, doesn't it? Right as we moved in I got to see first hand how poorly managed this place is, they hadn't even fit our front door in yet and asked if we could move in the next day, because that's how renting works *facepalm. As time went on, I noticed that people come in and out of the building and concierge doesn't really ever even ask who they are here to see, they just let them right through. We are constantly reminded of the rules through countless emails but these rules are never really enforced by the people paid to do so (concierge). Security is a joke, me and my partner have been harassed right outside the building and their response to it was for us to be careful (because living in a gated building wasn't us trying to be more careful). I've wasted so much of my time complaining to the property manager, time that i will never get back. All i get in return is "in understand how frustrating it is but i can't do anything". The latest addition to this is the incredibly bad rat infestation in the estate that according to the property manager is all because the bins are full. This is actually happening because they have placed a massive toilet in the middle of the courtyard that has been there since 2019 as far as I know, this was put there for the builders who have also been here since then to complete the cladding works (something that seems to be going on and on forever with no updates for residents on when this will finally end). If you are seriously thinking of coming to live here i would urge you to reconsider. You pay london prices here to get council flat quality of living and to be honest, I have lived in council buildings and haven't had half the issues I have had here! The hallways by the lifts have filthy carpets (the lifts are always breaking down too), the walls are so scratched and dirty and all they have ever done was put a vynil covering downstairs to make the ground floor look pretty, you could not make this up! A lot of tenants in the building seem to have a problem with wearing deodorant and then go to the gym, very quick way of clearing the gym out for sure! I only wish I knew what this place was like before I moved in as right now, the only positive out of this are a lot of the lovely neighbours I have met who were very friendly. Stay away, London is a massive place! Its bad enough this building is in stratford, its adding salt to the wound once you find out how it is managed!!

Edit: 2024. Holy crap, there are SO MANY RATS around this building now. It's disgusting..you see them running around the floor, every, single day.. this is the 2nd dead rat I've seen recently. Lost count of how many live rats. Original review below: The consierge team and location are great, however the management are disgusting, useless and manipulative. They will say anything to have you move in and sign a contract. We was promised the cladding work would be complete within 6 months of us moving in, it's still ongoing at 18 months. We was told the landings and hallways would soon be redecorated as all the walls are heavily scuffed and marked, including damage to corners around the elevators, nothing has been done about how disgusting it looks. The flat we wanted and was meant to be moving into was given to another resident the day we went to sign to tenancy so we was forced to move into a different flat, one we hadn't seen or risk being left homeless. The first night we stayed here the bed that was allocated as part of the furnishings for the flat collapsed and we was left without a bed for I think 4 days?.. the replacement bed collapsed after a year I think, upon inspection it wasn't assembled correctly, screws hadn't been placed in all the way and some was missing. We ended up buying our own replacement after that and assembling it ourselves as we didn't trust the things provided and thet we was paying for. The sofa that came with the furnishings is old, clearly overused and needs repair works but requests for such have been ignored. Literally ignored. A non matching armchair was included in the furniture that was covered in stains and we have since paid for ourselves to be reupholstered. The 5g signal in the building is very bad you will be need WiFi if 5g is important to you at all and WiFi calling, otherwise people often won't be able to get through to your phone. Sirens, all, the, time, from the road. Seriously, don't move here unless you absolutely have to.

One of the best experiences I have had since moving to London. 10mins walk to the tube station which would take us to any part of central London in less than 30mins. One of the largest malls(Westfield) is also within walking distance. Highly recommend for value for money luxury.

Although living on the 30th floor above, we can clearly hear the traffic noise on the high street and from the Pudding Mill Lane DLR station. Lifts have become the most annoying issue along with other issues. The closing buttons are not responsive and it takes time. The lifts are out of order consistently during peak time. The property management team has no feasible solution which has disappointed all the residents. The building has 42 or 43 floors and you could imagine the inconvenience brought to every resident. Some unfriendly neighbours sometimes smoke in their flats despite prohibited by the landlord. If you are okay with the above, congratulations, you could enjoy the convenience of the property.

This is the worst managed building in the world! Right now, only 1 lift out of 3 are working, to serve 300 flats. You can imagine, it takes longer for me to go down than it is to reach Liverpool St Station. The management doesn't care, only comes out with excuses. Right now building manager is on 10 day holiday while we slog to enter and leave the building. Any of you thinking of moving here, you've been warned!!!

I've live here for around 4 years and in general I can't wait to move out. The flats are modern, warm and well light. The concierge are really helpful and nice. But that's where the positives ends. You can't open the window because it's really loud (right next to the high street), on the other hand it's super hot in summer (30C+). You don't want to open the window because tenants around smoking at home and there were cases where a cigarette butt flew into another flat i.e. fire risk. If that's not enough, there are constant issues with the lifts and next to no communication from the management. There's no week without at least on lift being broken.

Very modern flat in London. Not to far from shops and restaurants. Minutes from public transportation.
