   I got my flat through A and S property and agency and I am very satisfied with the service. From the first viewing to signing the tenancy agreement, the staff were supportive, polite, and quick to respond. All paperwork and checks were explained clearly, and move-in was arranged without any stress. I would definitely recommend them to anyone looking for a reliable and professional letting agency.    Avoid like the plague. When I first started renting from a&s I paid the first months rent and deposit as normal and was then hit with £100 mystery fee that I now found out was completely illegal. Didn't get deposit back as apparently the whole place needed to be cleaned again, even though it certainly wasn't cleaned when I first moved in. The manager tried to tell us that stains on the floor that were there when we moved in were our fault. And even though it stated nowhere in our contract, we had to give two months notice to leave instead of one. I have spoken to numerous property agents in and around Perth since and they all have said the same things about a&s and how awful they are. The floor of our property was caving in and nothing was done about it. A&S were constantly pushing for viewings to be done at the property before we had even left and we're constantly harassing us to have people in to view the property and had new tenants in within a week of us leaving. There is a reason the properties are cheap... A&S also try to charge for references which is also completely illegal! Read the reviews and don't go near them.
