   An Absolutely NO GO! Our friends booked a room for Oct but due to unforseen circumstances they cant visit - room cancellation not possible. They paid 1000€ for nothing. Refund not possible and after explaining the circumstances and willing to provide proof of hospitalisation and asking if they could visit on a different date so the money is not wasted, the hotel just offered a 10% discount on another stay... really dissapoiting and we will make sure this hotel will not see them again!!!

   Everything was great. Cleand and well organised rooms and bathrooms( nice clean and modern). Amazing system of how the rooms work (had a team meeting that lasted too long and went to my room at 23:00 and i was able to just walk in due to the way the rooms work). The best experience for an amazing decent price. If i'll ever be in Edinburgh again i will definitely come back here.

   Horrendous Stay: Dirty, Dishonest, and Absolutely Not Worth the Money This hotel was shockingly bad. We paid 400 a night for a three-night stay, and what we got was a windowless, filthy room that felt more like a dungeon than a hotel. The air was damp and musty, the bathroom smelled like mold and smelled like an outhouse which lingered into the room itself. The walls, supposedly white, were streaked with dirt and grime. One bed is a cot that caves in in the middle and the large bed has a sheet thrown over the mattress. There is no AC or window to open for air. It was honestly hard to believe how dirty and depressing the entire space was. What’s most frustrating is the suspiciously good reviews, especially from so-called “local guides.” I don’t know who they’re trying to fool. Either they were paid off or have no standards at all. Anyone with eyes and a nose would agree this place is unacceptable. It was a total rip-off. Avoid this place at all costs. We asked for a refund for our three-night stay, even just a partial refund, and management refused. There are no other rooms for us to move to.

   Absolutely Disgusting — Run the Other Way We paid $1,200 for three nights and this place was an absolute pit. The Smith Place Hotel in Edinburgh is not just bad it’s disgusting. The room was windowless, the air thick with a horrible musty stench, and the bathroom reeked of mold. I genuinely didn’t feel safe using the shower. It felt like a damp, sealed-off storage unit masquerading as a hotel room. When I asked to cancel and get a refund, I was told quite casually that many guests complain and request refunds, but management refuses every time. Apparently, this is standard practice. The staff clearly know how bad it is, but their hands are tied by upper management who are either completely indifferent or just exploitative. I don’t know who left the good reviews maybe staff, maybe bots, or just people with no taste. But take this as your warning: do not book this hotel. It’s a total scam, and once they have your money, you’re stuck. Run, seriously. Avoid at all costs. You’ll regret staying here.

   Upon check in, we waited half an hour without anyone helping so decided to leave and come back. We were then contacted to say that the room was ready so we returned half hour later. We then were told to wait a few minutes for our room to be ready. This turned into a 2 hour wait as it was being photographed. On the first night, our room key card didn't work. We returned to reception, which was unmanned so had to phone the emergency mobile number for assistance. We explained the situation and were told to try a room card which was in a black box on the reception desk, behind red folders. This didn't work so were then told to try from another spare room card pile on the reception desk to no avail. Finally, were told to try a master room card which was underneath a plant pot in the hallway - this didn't work. After 30 minutes we still couldn't get into our room until I was told that someone from the door system company was arriving within 20 minutes to help, they arrived to let us in with a different card however, we received no apology. There was no hot water, the shower pipe was bursting, the bathroom was dirty on the floor in corners. We were left with half a used bottle of handwash and no spare toilet roll. I'm shocked and appalled that there are several sets of room cards unlocked behind an unmanned reception which would open Guest rooms, including the master key under the plant pot in the hallway. No one monitoring their CCTV either. We had to leave our key card with them to fix on the second day, upon return, were told this was available at reception which was still unmanned, left unattended and anyone could have gained access to our belongings whilst we were out. We saw no staff members at all during our stay and the hotel have refused to acknowledge any breaches of safety and security. Huge breach of GDPR and we will be reporting them to the ICO. Do not stay here unless you want your valuables under threat.

   Clean room and easy check in but wifi didn't work for 3 days and the reception wasn't occupied on Saturday (caused issues to store the luggage). In general the staff was helpful and reachable via phone

   Nice room, but we had some weird noise coming from outside. Probably an airconditioning. Not too loud, but noticable. Bus station nearby. No breakfast, but 10% discount in nearby pub.

   This is a new hotel located quite central in Edinburgh. The rooms are very small but they are very clean. Car park is free. There is a small bar which looks quite out of place in the lounge. No breakfast provided. Photo identity is requested during check-in.
