Small, clean and nice. Great value, but I had to wait 15 min before anyone opened the door when we arrived (no reception) which is frustrating when you are tired after travelling.
Very clean and comfortable budget accommodation just off Leith Walk. Make sure you don't get it confused with Mayfair Guest house on adjoining street as we did!

Good price, clean and comfortable. The high quality smart TV connected to fast internet was brilliant to watch YouTube videos about Edinburgh before heading out for the day, a very nice surprise.
