We loved the room, it was very spacious, spotless clean and comfy. High standard. We were positively surprised by the size of the room. Tea, coffe and a kettle and treats in the room was a nice touch. However the best was the amazing owners who went above and beyond to make us feel welcome and well taken care of. We would definitely like to visit this place again and highly recommend it!

Full of dust! the lamps have 2 fingers of dust and the towel hanger heating in the bathroom is dusty. Lack of cleanings. They did not clean in our stay.

Fantastic location, walking distance from the main tourist attractions. Very well priced for the time of year we went, and Freddie made us feel right at home. Good for couples who are going to be out during the day and need a place to crash.

This little hotel is in a great location, quiet but close to all main attractions. Really good places to eat on your doorstep. We had a very warm welcome, and the room was clean and a good base for our stay. The parking was a massive bonus, would recommend.

Fiona and Freddie are excellent. We stayed there from 3. - 6. June for a City Trip. Center of Edinburgh ist 10 min to walk, the rooms (we got three double rooms) were comfortable and clean. Highly recommend! The owners are very friendly. We had a very nice stay!!

Good budget hotel in a fab location. We picked this place as it came with parking which was a huge bonus for us. It was a short walk from the city centre and so was lovely and quiet. A good few independent cafes and restaurants around, which was handy as breakfast was suspended at the hotel. The hotel itself is dated and fairly tired, but was clean and comfy, shower whilst a little snug was a good pressure. We didn’t see much of the owners, but Fiona was helpful in finding us some free parking to walk Arthur’s seat before we departed

A lovely place to stay, in a great location and with everything you need. The breakfast wasn't available when we visited due to covid but everything was very clean and items were wrapped for extra hygiene. The room was lovely and cool on a hot day. The only minor points was that there wasn't much ventilation in the bathroom and the steps upstairs were a bit of a killer with the cases, but overall really great value.
