I really loved my time at Lakeshore and will have fond memories of lazy Sundays mornings gazing over the lake. The Lakeshore apartments are reasonably priced and offer some great features. The shops are two minutes away and you get 1gbps internet speeds available. The Urban splash staff couldn't do enough in my experience, always helpful, professional and any issues i had were always promptly address. Summary: Views are amazing; Urban Splash team were great; shopping is two minutes away; safe and secure (24h security); Modern apartments; reasonably priced

Childish company, tells lies, extortionate rent increase unfairly across different sized flats, can't contact anyone easily, place was damaged by the time I moved in and the inventory did not account for this so it obviously was not checked prior to sale. I really do not recommend getting involved with this company. Anything that is broken on the plot is not fixed for months and months, there has been lake pollution for over a year. Β£50 a month parking is a rip off.

I have recently vacated my property and while I had some good times in my two and a half years at Lakeshore I found the overall experience to be frustrating. The apartments themselves are really nice and the building has huge potential, however it is let down by indifferent, lazy management and terrible customer service. Towards the end of my tenancy Urban Splash started a huge program of building works with no consultation and despite numerous inconveniences on site refused to make any concessions to residents. My main issue with Urban Splash however, is the poor customer service. Almost every time I had to contact them I was left disappointed - even simple problems required multiple callbacks and chasing people who seemingly donβt have any interest in helping you. It was a different story however when they required something of you - I received inspection letters threatening a fine if I wasn't available on their schedule and despite my initial contract saying I would be transferred on to a rolling arrangement after its expiry, I was forced into signing new contracts for the convenience of Urban Splash. At the time of writing I have been waiting a month for Urban Splash to return my deposit despite them having a legal obligation to do so within ten days. Iβll second what a lot of other comments say regarding the maintenance and the ridiculous parking situation. I would be a lot more forgiving of Urban Splash if they treated me like a valued customer and not an inconvenience. Itβs a shame that this side of the business is so poorly run - the place could be amazing but is really let down by the way you are treated. If you are considering renting or even buying here I would be very wary and donβt expect to be treated with much respect.

Truly awful place! Our apartment along with at least 7 of our neighbours suffered major damp,mould and flooding issues that has taken a year to resolve resulting in our walls being stripped out. If you want visitors? Forget it! Only six spaces for almost 300 flats so its impossible for friends and family to come and see you or stay over without a lot of fuss. The ongoing extensive building work to build the second block is a nightmare and will continue for another 2 years. The car park gets flooded, corridors are dark, wet and muddy, allotments have been removed, table tennis and half the lake/picnic areas are out of action, general ground maintenance is appalling and the lift to level 1 has been out of action for weeks. Too many companies with their fingers in the pie and ultimately the residents and tenants lose out. There are so many better options out there if you want to live close to the city but be surrounded by nature as we have since found. Don't waste your money! Think long and hard before living here as its got a long way to come before it lives up to its potential.

The worst rental company I've dealt with. They emailed me 2 days before I was due to move in informing me my flat was no longer available. I managed to get in eventually only to find the quality of the building (Lakeshore Apartments) to be poor - low quality appliances, damp, poor ventilation etc. The worst of all was that even though I paid them Β£50 p/m for my parking space, they employed a parking company who issued me with fines for parking in my own spot. I fought the case and narrowly avoided a CCJ but had to pay a Β£400 fine for parking in my own space! Felt like they were regularly trying to get additional revenue from tenants and sending letters stating "if you don't do X by Y date you will be fined Β£Z". My advice would be to avoid.

Unfortunately there is no way to rate this 0 stars. My year at Lakeshore was one of the worst of my life and although I moved out in October last year, it has taken till February this year and a long battle with the help of the DPS to get my deposit back. It looks lovely but has been built very poorly and cheaply. The exterior of the flat was falling apart when we moved out with paint flaking off the walls, unsafe concrete in the hallways that is not level and leaks everywhere. There is no parking for visitors and you have to pay for your own parking but can now only have one space per flat as there isnβt enough parking for everyone. The security are rude and loud throughout the night, we were constantly woken up between 2am-5am by them playing music and watching films. The utilities in our flat worked for all of about a month in total for the year we lived there. The company themselves were rude, unhelpful, unsympathetic, unprofessional and incompetent and the on-site staff were equally as incompetent - one of them actually just wandered into our flat with no invitation at one point! If you look on Rightmove you can see that most people who have bought there are now struggling to sell their flats and you can see that people are losing money. Please think very carefully and do your research before moving here. It's very pretty from the outside but that's the only positive thing I can say about it.
