    I’m writing this as a former JBS tenant eldest son. My family was served an invalid Section 21 no fault eviction notice by JBS Bristol and were forced out of our home right at the start of my younger siblings’ school year. This came after weeks of bullying, threats, and intimidation from the agency — including threats to “speed up the eviction” from the managing director, Jack, and a patronising and arrogant attitude from Angeliki, who repeatedly made comments about her law degree and how she “knew better than everyone else.” Her communication throughout the 8 years we have been living in the property has also been dreadful. My mum was left feeling suicidal from the constant harassment and lack of empathy. She had just lost her father (my grandad) to cancer, and this situation pushed her to the edge. My siblings and our dog were left scared, upset, and completely unsettled. We were treated like we didn’t matter — as if we were disposable. On top of that, my mum had to chase JBS for her secured deposit multiple times, which they have refused to return. They attached fake photos and a fabricated checkout report claiming damage that never happened, all in an attempt to justify keeping the full £1,500 deposit. Neighbours confirmed that the landlord only entered the property once — for about 10 minutes, parking across residents’ driveways for her so-called “inspection.” Now, JBS and the landlord are trying to claim £1,700 — the same amount as our monthly rent — while holding our £1,500 deposit hostage. It’s clear they’ll say or do anything to keep money that isn’t theirs and protect the landlord. We worked with ACORN the Union, who supported us through protests at both the JBS office and the landlord’s business. Thanks to that community support, we eventually managed to get more time to move — and our new home is a thousand times better than the rundown, unkept house JBS “managed”. ACORN confronted JBS estate agents who manage the property. They refused to call the landlady preferring to scream and shout and complain about their workload instead of doing the right thing. We also have Angeliki on video saying "we don't manage famliies we manage buildings and investments." JBS Bristol showed zero compassion, zero professionalism, and zero accountability. They only care about landlords’ profits, not the real people living in their properties. Ps I am only posting this now as it took months of fighting to reach the final verdict. JBS Bristol are thieves who stole our deposit which was my late grandfathers money and for that I can only pray karma will come after JBS and all their employees. Jack the managing director has no properties so he makes his money off students and stealing hard working families deposits. Disgusting customer service considering his vision for his business is providing the best customer service and delivering a fair and ethical approach to property lettings in Bristol. If you value your mental health, safety, or family — avoid JBS Bristol at all costs. The worse estate agent to ever exist. Edit for clarity: The Deposit Protection Service (DPS) adjudication confirmed that the majority of issues raised were classed as general wear and tear, not tenant damage. The DPS also acknowledged that mould issues were present prior to the tenancy, as noted at check-in and check-out. The DPS further confirmed that elements of the handling of this tenancy did not comply with legal requirements. Assertions that the property was “filthy” or that deductions were justified are not supported by the adjudicator’s findings. No attempt was made to bypass the DPS process. The matter was resolved.

    INCOMPETENT and UNPROFESSIONAL. The WORST agent I’ve had in 16 years as a landlord, letting properties in Bristol. I ended their management contract after just 4 months. Angeliki not only didn’t find me a single tenant for any of my houses, she actually managed to lose me 2 tenants by sheer incompetence and lack of communication with them (screen prints of their ‘rejection’ texts attached). I wish I could give them 0 stars

    I don’t even know where to begin with this review. Upon move in, I knew we were in for a long and hard tenancy. The house had not been “professionally cleaned” as claimed by the agency. (I have attached photo evidence of the wipes used to clean the surfaces in my room). The carpets hadn’t been cleaned although they were very open and honest about this. We were left with dirty mattresses from the previous tenants (photos attached) although these were replaced eventually, after many back and forth emails and angry phone calls. I was advised upon move in that they would be replaced but then when I spoke to some one else from the office I was told this was untrue. Eventually when they did replace the mattresses, we then went in the battle of trying to get new dressers for two of the bedrooms (which were unusable, photos attached) one of the tenants had to live out of a suitcase for 6 weeks after move in until they got one from gumtree, the other dresser took 4 months to be ordered. They then never arranged the pick up of these broken dressers (as we asked multiple times) and it was then taken out of our deposit at the end of the tenancy as waste removal. Also upon move in, there was loads of waste on the driveway that hadn’t been removed until we asked twice. The house we lived in had a raging mould problem, leading to health problems with one of our asthmatic tenants. He was forced to stay in another house, and it took a good few weeks of back and forth emails for them to come and look at this problem. We were advised that this was our issue for not ventilating the property properly, but upon speaking to a neighbour who has lived in the house next door for over 20 years he disclosed to me that the infrastructure of these houses is the problem. They then painted over the mould and supplied us with one dehumidifier for the entire property (5bed 5 bath). Furthermore, we had mice in the ceiling that would eat our food. After several emails, 6 weeks had gone by and i rang up to ask when this would be sorted, to which i was told the contractor had already visited (untrue) instead of fixing the problem by exterminating the pests, they simply put a patch of plastic on the gap from which the mice were migrating from. We could steal hear them in the walls and ceilings at night, and throughout one of our phone calls i was advised it may be due to our hygiene, and then again blamed that we must’ve taken a tile off the roof as this wasn’t on the inventory, again, i spoke to a neighbour who said that there is a genuine pest problem on the road. Upon move out we were charged £1800 out of our deposit, although some of this money was reasonable, ie mattress stains. A £670 cleaning fee is laughable. Our carpets never being professionally cleaned before move in meant that we got charged for those same stains after move out. This company will do anything to claim your money, and not actually use it for the “repairs” they claim they use them for, as we have both contacts with the previous tenants of our property and the new ones, we did much comparison and it’s clear this money is being pocketed somewhere along the line. The worst thing about this is that the landlord is completely unaware of the conditions that their tenants live in, as advised by some one who is a friend of his, he would be “appalled” if he was aware. I am still washing out a mouldy smell from my clothes after moving out two weeks ago. I lost shoes and bags because of the mould problem in this property. .Please think twice before renting/ letting/ buying with this company. They are corrupt and sometimes even rude to you over the phone. They will do anything but fix your problem and drag everything out with repairs in the hopes that you’ll give up and stop mentioning it. Don’t make the same mistake we did. . Update: i cannot reply extensively due to my character limit. Your client was not aware as the contractor who is friends with him asked us to make a report with photo evidence to forward to him. I have attached photos of the dates the photos i “fabricated” were taken.

    I have been in my flat for just over 6 months and have been really impressed by the management team at JBS, we have had a rather serious roof leak recently but they have been excellent in keeping us informed of progress and providing us with realistic timeframes! They had a roofer around the following day for an inspection and they were able to do a temp fix to stop the leak! The best letting agent we’ve had - thanks guys!!!

    I have worked for Jack & the JBS Lettings team on number of occasions, properties are always very well maintained and looked after. The whole team are very reactive and quick to respond to any issues that should arise. Tenants and landlords are always fully informed of tradesman attending properties for annual checks or maintenance scheduled works. I had some difficult tenants in situe who were neglectful of the property and consistently falling behind on their rent payments. Jack and Angeliki were a godsend in serving them notice, collecting overdue payments, getting the house up together and getting new tenants in. They took all the headache away and did all the checks to make sure that the new occupants would be good and reliable. I can’t recommend them enough.
