We chanced upon this guesthouse whilst searching for an affordable one night stay near Warwick university. The location is perfect to visit Coventry city and Warwick University. The guesthouse is well maintained. There is decent amount of parking for guests. We found the room rather clean except for a stained tea spoon & tray on the tea/coffee area. The double bed is on the small side so it's kind of a squeeze if you are slightly above average in size. Occasionally there is some awful drain smell whenever you flush the toilet or use the sink.

We stayed for one night, arriving shortly after 9 pm. After payment, we were sent a text with instructions and relevant codes for entering the hotel and your room. The room itself was extremely well maintained, clean, and pleasing to the eye. The mattresses and pillows were perfect. Due to the extremely warm weather, the room was a little on the hot side for me, and I did find myself wishing I'd brought an electric fan from home. So if you visit in the summer during a heatwave, keep that in mind. Overall, I'd happily recommend this guesthouse.

Everything was great. Comfortable and clean. I extended my stay an extra week. Plenty of off road parking. Even the Chinese takeaway next door is very good! Freya, the chambermaid, was charming, efficient and helpful. Only thing I could be grumpy about was the lack of a courtesy bottle of Moet and no gym or swimming pool! Lol. The nearby Old Mill has good beers, good food and a nice outdoor eating area by the mill stream (about 4 minutes drive away).

Just what we needed for our overnight stay for my daughter’s cheer comp near by, half the price of any other accommodation we looked at. We received a message the day before re instructions on parking/keys etc. Rooms very clean, beds immaculate, lovely to have complimentary tea and coffee, kids loved the biscuits. Bathroom clean, fresh towels and lovely hot shower. I especially liked the Gucci mirror! Thank you for a lovely stay.

Nice and quiet, lovely homely rooms, only thing I'd suggest is some complementary conditioner to go with the shampoo as it made my hair like straw and our room which is room 9 the shower was extremely hot and you couldn't turn the heat down even pressing the button to turn it down it wouldn't budge! So if we came with our little girl we wouldn't be able to wash her. With it not being manned it would be good to have a tea, coffee, sugar and milk restock station for guests to restock their rooms as we only stayed one night but ran out of milk as not everyone likes a strong coffee and the shop over the road was closed even at 3pm so we couldn't go buy some but other than that it's a lovely place! We will be back!

This is not a luxury hotel, it is a place to stay and as such it was perfectly well appointed with facilities and was clean and well presented. The only slight grumble was that the radiator in the bathroom was on all the time and so the room was just a bit too hot.

The scuffs on the walls show how hard it is to squeeze a car between the buildings onto the rear car park. And mind the outside tap near the corner of the building, that'll take the paint off. Similar problem in the bathroom too, couldn't sit on the loo without banging my knee. Rooms clean and comfortable, but despite visiting in summer my wife was a little cold overnight, and there's no heating control.

Basic but absolutely spot on for a cheap stay. The checking in process was simple. The rooms were clean and the bed comfortable. Toiletries, towels and tea and coffee making facilities. Nice pub a short walk away. I would recommend. Also free parking which is a bonus

Rooms clean and tidy. Big parking.We had two rooms. Room up stairs was huge ,nice and clean but room downstairs was small and smell like damp. Good for one night, walls very thin, we could hear every steps, actions and conversations of others guests .
