   DO NOT RENT OFF THIS SLUMLANDLORD. My son recently rented a student house in the Holylands (told him not to move here, but boys will be boys) - the man who owns this business is nothing but a cretin. He is horrible to deal with and made myself & my son cry in his office. I cannot believe this sort of thing goes on in 2023 and he still gets with it. Kept my sons deposit despite the property being cleaner than a 5 star hotel. Do not recommend to anybody. Horrible people!!

   lived with them for 2 years because we literally couldn’t get a house anywhere else. both houses were covered in mould. our current house has mushrooms growing out of the carpet, the paint in the kitchen is peeling with mould, and our oven has been broken for two weeks and our shower door was “fixed” and is now worse than it was before. Have been sick since I moved into this house and the only thing m&m have done is painted over the mould. I really don’t know how to council allows this to happen.

   Would give 0 stars if I could. I was part of a 6 person house in the holylands owned by Michael from M&M, probably the most horrible, manipulative creature I've ever met. Stay away from this estate agent & landlord. He will disturb your stay in his awfully kept properties and attempt to take all the money from your deposit.

   If I could rate 0 stars I would. Provides students with houses which are completely unlivable and certainly not up to HMO standards. The landlord enters the property as and when he pleases and a member of staff even walked in on of our tenants in the shower, which is completely unprofessional. He is extremely rude and has shouted abuse down the phone at us and in person numerous times. He steals money off vulnerable students. The staff in the office are extremely rude, just as bad as the landlord himself. Do not rent with him!!!

   I had a disgusting experience with m&m several years ago. I genuinely felt intimidated and frightened so I never spoke about it again, but after seeing so many others experiencing the same as myself I finally feel comfortable to speak about what happened. The owner of this letting agency is a horrible, arrogant man who definitely should not be working in the public realm. Myself and a friend (second year and third year student) wanted to rent 2 rooms in Belfast in an all girls home and we unfortunately stumbled across m&m. We were brought around several houses/apartments and came across 2 rooms in an all girls house on the outskirts of the holy lands. The owner assured us that this was an all girls house and that all the other rooms had already been let to other female students, so I paid a £300 deposit and was told to collect my keys 2 days later. My friend collected her keys before me, but made me aware that for some reason a man was living in one of the rooms, who was not a student. I felt very uncomfortable about this and travelled to the m&m office with my mum to collect my keys and discuss the situation. I asked the owner if there was a man living in the house and he immediately became aggressive in front of several students who were waiting for viewing appointments, his wife who works in the office and a maintenance man. He started shouting and screaming at me, to the point where I couldn’t take anymore and started crying my eyes out in front of everyone. He completely backtracked and said he said “nothing of the sort” that it was an all girls house and said “sure there’s locks on the doors” (which there wasn’t). My mum told him that I was not moving into the house as I felt unsafe, he smirked and refused to give me my deposit back. My mum told him that she was not leaving the office until I got my deposit back which clearly made him angrier and he shouted and screamed even more, to the point that his wife intervened and took him out the back of the office. After about 5 minutes, his wife returned, gave me back my deposit and quietly apologised for her husbands behaviour. The damage was done however and I was honestly traumatised from the experience. I didn’t stop crying for days. I cannot stress how horrible this man is. Please please PLEASE do not use this letting agency, there are so many others in Belfast who won’t treat you like dirt and try to scam you. From what I’ve seen and heard from others, my experience is only the tip of the iceberg and I dodged a bullet by not letting off him. The way he treated me (a 19 year old student at the time) speaks volumes - he must get a kick out of scamming young students who don’t know any better. I’m honestly surprised m&m is still running.

   Would strongly advise against them! Absolute disgrace what they do, they enter your property when they want. They charge extremely high prices for the property. And finally see that deposit you paid at the start of the year don’t expect to get it back, they will do anything in there will to charge you for things that weren’t damaged or broke and claim they were just to keep your money. If you sign for anything off them get a copy straight away too because once you leave they add on to it as if you agreed to it (which is illegal). Would just strongly advise not to go with them.

   100% deposit returned! We were well behaved and respectful students and got treated well and with respect in return. Only people who've had issues are those who damage properties and don't follow check out guidelines. Cleared the house and dropped keys in on time and had my deposit back in 24hrs.

   I've never took the time to review anything on this before, but for this I'll make an exception. Every review you see here is 100% true. Putting it lightly, I have never met such ignorant and disrespectful people in all my life. I've rented out a number of houses around the botanic area for almost 4 years, and M and M properties are the ones you REALLY need to avoid. If you come across problems with the house, the earful of abuse you get over the phone just isn't worth it. And when they do eventually bother to come see the problem, they enter the house without permission or any sort of notice, and give you even more abuse on arrival! The 2 older guys who work there are so rude and irresponsible beyond words. They have no respect for anyone, and they make students feel inferior in the way they are treated. Me and my 3 housemates never got any of our deposits back as M and M claimed it went towards the gas and electric bill for the year. All £1000 of it. Coming from someone whos rented out houses in the area for years, I honesty can't stress enough how much you need to avoid this place, unless you want to be treated like muck. They also go under the name "university rentals", so don't let that fool you.
