   This is an awful letting agent. Stay well away unless you want your deposit for holding taken,as my guarantor pulled out and I found myself a new guarantor (same day) and then refused them even tho the fitted the criteria. Then told me that they won't give me a refund £448 (holding deposit) because I pulled put which I did not. They've robbed me blind and I will be taking further action in court.

   For a landlord, this is a rare jewel of an agency. Tenants are also very positive in their feedback to me. After many frustrating years of working with rental agencies in Brighton who offer poor service and poor communication, I found Simply Lettings 5 years ago and have never looked back. A small, dedicated team led by the owner Sam, who get the job done, find excellent tenants and are great at communication. Sam sets the style with his can-do approach and his excellent local knowledge. An absolute pleasure to deal with and always available to deal with anything.

I'm now proceeding with a letting and have found the process efficient and I've appreciated the honest and clear communication throughout. I was really pleased to hear they would also be managing the property as my experiences so far suggest they will be responsive to any issues I might have. From the very first interaction, their team has been incredibly friendly and approachable, making the entire renting process smooth and stress-free. The time it took to get documents signed was impressively speedy. No endless back-and-forth, just straightforward efficiency. Compared to the letting agency I was with previously, Simply Lettings is in a league of its own. They’re 1000 times better in every aspect! If any issues arise in the flat, they get sorted quickly and without hassle. With my previous agency, I had to wait ages for anything to be addressed—if it even got sorted at all! The contrast in service is night and day. A special thank you to Karen, Sam, Robbie, and Callie for being so wonderful to work with.    If there was zero, I would put zero. I have offered to pay 12 months rent up front, they didnt even care, only replied saying "That would not be possible". Simply Lettings Brighton claims that they only have booked properties with the landlords insist on having a UK home owner guarantor. -Stay away.

   Over and above the call of duty!! Moving into our dream home almost became a nightmare until Sam from Simply Lettings stepped in! Due to unforeseen circumstances our move was delayed by 2 weeks which had a knock on effect across the chain. Sam was able to reassure us and actively took responsibility to ensure our rescheduled move in date went as smoothly as possible. It goes without saying we felt totally at peace with how the move was progressing and every concern was dealt with professionally and quickly. Amazing work by the team at Simply Lettings Brighton.
