Not been for 30 years — used to camp here as teenagers to escape our parents. Booked last-minute with the kids based on location, price, and availability. Wasn’t expecting much, but it’s changed a lot — and for the better. We’d stayed at a Parkdean site in Skegness recently. This was cheaper, the caravan was bigger, and the whole experience felt less pushy — no upselling the second we arrived. Arrival was smooth. I downloaded the app (wasn’t thrilled at first), but it actually worked. No queue for keys — the gate recognised our number plate, the app sent a link straight to the caravan, and Google got us within 5 pitches. The caravans are clearly numbered, so the kids counted down to ours. App unlocked the door. Kids ran in to pick rooms while I unloaded the car — first time that’s ever happened on a short break. Caravan had 3 proper bedrooms, a main bathroom, and a separate toilet — really handy. Heating fired up instantly. We were a 7-minute walk from the pool (took 3 tries to find the shortcut). Pool was spotless, water warm, and there was a water slide we didn’t expect. Lifeguards were friendly and on it. Not crowded at all. Arcades were modern — kids loved the demolition ball game. Drinks were fair prices. Lucked into a free fireworks night (saw it on the app). Watched from the outdoor bar with burgers and pizza while the kids played on the park nearby. Felt relaxed and safe. Solid weekend. Didn’t expect to enjoy it this much.

Just finished a long weekend the place itself is lovely most of the staff was helpful and lovely other than the odd few. The caravan on the other hand sadly had rubbish inside not cleaned properly pots still dirty just hidden no spare quilts or bedding we had a mop bucket but no mop we had a dust pan and no brush to go with it, the welcome packs was a nice touch a ball game for the children, the entertainment was good overall but definitely needed supervision within the children's play area as there was older kids play fighting and climbing outside the frame and knocking into some of the younger ones.

This is a great place with lots of activities for children. Julia and Dawn on reception are excellent, they provided a detailed check in and check out and were full of smiles. The static caravan was clean and had a lovely welcome pack with supplies of tea, coffee etc. We went during half term and there was tons of entertainment, check during book in if you need to book any events. The events are a mix of free and paid, prices vary but are quite reasonable. I only really had two small disgruntlements. Firstly, the food areas, swimming pool changing rooms and toilet facilities are not all that clean. It wasn’t overly busy when we stayed so I expected someone to be at least cleaning these important areas. Secondly, the staff are all very friendly and welcoming but quite young and some inexperienced. They all seemed to work very long hours and openly complained about this. However, they were all working exceptionally hard and kept smiling. Perhaps invest in some more staff and please make sure you look after the ones you have! All in all, a lovely place with plenty to do.

LOVELY! I love this place so much. My childhood caravan holiday park. Last time I stayed here I was in the new glamping pods, its super nice inside and dog friendly with is super since we had our dog but I will say if you have little kids to just make sure you help then in and out of the bunk beds as its quite small and could easily fall but other than that, amazing. It came with a few games and the hot tub was BRILLIANT. The views from it was incredible as we had a nice look over to the lake which was fab. The dog park was also good, my dog loved running around! There's lots of little obstacles there for the dogs and a water bowl as well (they are not always filled though). There is no booking for it either. In the venue they have many arcade games, a bar and you can buy ice cream too. The seating outside is wonderful, with a great view too! The entertainment it good aswell if you have younger kids! But if you do i would advise you to go on weekends as thats when most of the fun happens. Overall such a great place for the family and for dogs too!

Would definitely go again! My wife, my two girls, and I went off-peak. The train wasn’t running, and the main road was a bit busier than ideal with young children, but the entire place felt safe, well-managed, and exceptional value for money. There are plenty of activities for young families, and unless your benchmark is somewhere like Dubai or another unrealistically high standard, you’ll be more than happy with what’s on offer. As a caveat, just to note — we went off-peak. Several wonderful staff members mentioned that during peak times it can get quite busy, and there may be competition to book the pools and other activities. But that’s only to be expected with a resort of this kind. The crown jewel of the site is the sensory room, affectionately known as the “Zen Den.” Open 24 hours for young people with additional needs, this space is thoughtful, beautifully designed, and exceptionally well-managed. All in all, being just a stone’s throw from London, this place was perfect for our family. We would definitely go back! I’d urge all potential holidaymakers — especially at a time when finances are being stretched — to consider the benefits of supporting local holiday parks. They provide an invaluable source of income for local businesses and people alike.

Winter time in a caravan will be fun!!! They said. The staff were wonderful. Nothing was too much trouble. We were checked on every morning. Thank you for caring.

Booked over 3 weeks ago to be contacted two days before arrival saying that all of the venue is closed and I can move my dates! this was refused and a refund asked for, to which I was told I would be called today no phone call now spent over 20 mins on hold trying to get through to chase money back that they should automatically refund shocked and utterly let down right before Christmas seeing family

A holiday site with so much potential but ultimately found wanting. In my opinion it is geared up more towards owners rather than visitors to the site. It all feels rather depressing whilst on the face of it the facilities are there there but it is like time has forgot and no investment other than the ‘Venue’ which is more like a cafeteria than an entertainment complex. They had childrens entertainers who very clearly don’t like children. Would spend the time talking down to the children or simply ignoring them. Circus skills was a box put in the middle floor with some balls and spinning plates whilst the entertainer sat on the stage reading her phone. Honestly the worse entertainment team who are costing the site so much revenue as it is during half term it was empty. I can put up with poor facilities but the rudeness of the staff means I would never go back. The pool was lovely but expensive and should be included when you have paid for a holiday on the site. It speaks volumes for the entertainment that our main entertainment feeding the ducks who incidentally are lovely!

Our first visit to Billing since 2016. The park is still beautifully maintained with lots and lots of friendly ducks. The two arcades of shops, it was disappointing to see totally deserted We had breakfast in "The Venue" on all three mornings we stayed on site. Brilliant food and fabulous friendly staff. Our caravan was clean with beds all made up upon arrival. The only slight disappointment was that we had been allocated a pet friendly van, so it smelled of "dog" It was quite basic, but the heating and hot water worked so all was well. Our Granddaughter had the most fabulous weekend playing on the park, swimming and on the funfair, whilst I enjoyed tyre kicking at the car show, which was the principal reason for our stay.
