Might be good if you can get anyone to phone you back. Promises of returned calls are never met. Been trying to work with them foe four weeks now without any joy. Will find someone else who actually want's to work with me

Doreen, Pat and team took on our remortgage conveyancing late, due to the failure of another legal firm. She listened to our situation, acted swiftly and always kept us informed in order to complete everything on time. Always available to chat when required. Would recommend.

Not sure I would even give them 1 star really! They worked with my mother on her Will to set up a trust to protect my inheritance and prevent my stepfather from selling our family home and squandering his 1/2 . They were also joint trustees . They stopped being trustees thereby allowing the property to be sold! Also because the trust was badly worded and they had not looked into the property situation correctly my brother and I have effectively been deprived of our inheritance. Going against everything our mother wanted .. DO NOT USE THIS FIRM

[Oct 21] Dealt with conveyancing on house purchase for us. Totally recommend and would not hesitate to use again.

Not recommending at all, and not sure if I wanted to give any rating. During the purchase - poor communication, had to chase up the solicitor all the time. A day before completion, I was enquired if I had sum lump sum in case the deposit from the chain is not sufficient , then even for setting the completion date, I had to pick up a phone to coordinate with the property agent. Initially I have contacted Bates following an amazing experience for my first house purchase, but the poor communication all along was beyond just disappointing. After waiting for 5 months, I have finally got the PDFed version of the land registry for the new house but the hard copy of all the other information that had to be posted 'soon' - never arrived until 6 weeks later. The only two ladies that I was getting the answer ( if lucky ) was the telephone operator or solicitor's assistant. I understand that the work amount must have mounted up due to the stamp duty exemption, but if the service cannot be delivered, they should have not charged the same amount of money for the service. At least, have a courtesy of one line of any sort of reply following a call or an email . I would not recommend Bates for conveyancing at all.

My mother contacted them to help us after my nan's death. We needed to confirm a few things such as the transfer of property ownership. After 10 working days, we still haven't heard anything, we chased it and we were told we would have a manager contact us. After another 10 working days, there still has been no further communication from Bates. We have now contacted another solicitor, who has now helped us in a matter of days. We will now be using them from now on, and not this unprofessional lot.

Really friendly and accommodating. Had a last minute request and they were so helpful. Would definitely recommend.
