Overall a good stay at the Zinn Apartments, easy to walk into town and easy to park in the buildings underground car park. There were a few thing that could be improved on, the temperature in the rooms was unbearable at night, we turned off the underfloor heating and even opened the windows, made very little difference to the temp. Bed was pretty uncomfortable after a couple of days. Fire alarm was set off on multiple occasions, either by people smoking or burning food in their rooms.

I stayed here for a month, in two different units. Although it is a fairly new property, and reviews were good years ago, the management is so poor, it has completely gone downhill with deferred maintenance, and really poor cleaning. I had to spend at least 10 hours a week reporting and documenting filth and broken, non-functioning items that were necessary to the functioning of the apartments. Then having to be available while workers, cleaners and other tradesmen came to do repairs. I often felt like a non-compensated, part-time employee. After many hours of documenting all the issues, I asked the "managing director" (who is the daughter of the construction company that built these) for some kind of compensation for all the work that I was doing for their units. This is the job of an inspector, which should come built in with any property that has short-term, equipped lets. They have over 30 units. An on staff inspector should be employed for each turnover. Instead, all of this responsibility is left to the tenant, who is already paying for their stay, and now have to deal with all these issues. Although the web photos look really nice, once you move in, the plethora of problems start showing up. Stink coming out of the shower drain, stink coming out of the oven which hasn't been cleaned in 10 years. Dog drool and spit covering the decorative pillows, which is so disgusting. Food crumbs and sticky residue in the couch cushions and the living room carpet. Broken light fixtures with electrical wires exposed over your bed which is a dangerous hazard. Non-functioning TVs. Caked on black dirt on all of the blinds, combined with spiderwebs and dust balls in every corner floor to ceiling will cause breathing issues and constant sneezing. Even after the cleaners came back, it remained the same, and food crumbs, greasy finger swipes remain on the counter tops, kitchen canisters, toaster, kettle, pots and pans (filthy) and interior of the cabinets. Stupid things like leaving you a salt and pepper shaker set, that are empty, and then telling you they don't provide that. After documenting all, and asking for compensation, I was told I could leave. How do you find last minute accommodation in Aberdeen in the middle of July when there is a major international event going on in two weeks? You don't. I was told I would be relocated to another unit, which would be completely revamped from floor to ceiling before I moved in. Once I got there, it was even worse! ½ of the provided kitchen equipment missing. Filth in the window casings and blinds once again. Blackened grease and dirt in the oven, with racks covered in rust. Broken TV. Table disconnected from the wall making it unusable. Once again hours of documentation and reporting and then having to be available while another steady stream of workers comes back. Cabinet doors ripped off their hinges, and because tradesmen were all on holiday for two weeks, I had to deal with it for all that time. In the end I put together all the documentation and sent a letter after I left to the owner of the construction company, requesting a refund or I would report them to the Aberdeen City Council. They have a section for monitoring short-term lets. The owner did not respond. Complaints are filed. Beware of beautiful photos. Unfortunately, these units have completely gone downhill, and it is now your job - while you are trying to conduct your life - to report issues and then take the verbal pushback that "you can always just leave" as a response. The customer here, apparently does not matter.

Nice, clean apartments, even if they have slightly odd layouts, and a very office feel in the communal areas. Lovely pressure in the showers, odd shaped loos, and the washing machine takes forever. I stayed here for a month, which was fine, but as the flat opened up to the atrium, I feel like there could have been a little more privacy and proper curtains in the bedroom as opposed to blinds. Staff are lovely and extremely accomodating.
