   I had a short 8 month tenancy with Ultralets and at first the service seemed to be good, my application was processed quickly and communication was good. I received a pre-inspection inventory 3 days before my arranged move in date and was then pestered to sign this without having the chance to actually view the property, however I signed in good faith. Once in the property I see it needed some TLC which I was happy to do with my own time and money. I had a few minor repairs which i reported and these were fixed in good time. Fast forward 8 months and this is when the real problems started. I move out of the property and left it spotlessly clean and in much better condition than when I received it. 10 days after I vacated I emailed requesting an update on my deposit, 2 days after this I received a reply stating that my deposit was going to be withheld due to works that were required in the property. I read my contract and it clearly stated that I would be invited to a exit inspection and I would be given the opportunity to sign off on a exit inventory, this never happened. I question why the contract terms were not followed by the company, and they told me in contradiction to the contract that it was my responsibility to request to be at the exit inspection and that this had been explained to me. I requested to see the communications which stated this and was ignored. This company can't even follow their own contracts and will do everything they can to not pay back deposits, if you rent from Ultralets be sure to documents everything, take pictures of everything the day you move into your properties to protect yourselves against these modern day bandits. Update - After a long drawn out investigation by independent adjudicator I was found to be not liable for any costs in the property and was awarded refund of full deposit. **Justice is served**

   Excellent service from Ultralets! Only been renting from them since June but the house has come with a few issues, but Ultralets are more the happy to send someone out to look, they send someone out either the next day or that same week! Amazing service! Darren who has been a few times now is amazing, so friendly and does an amazing job. Thank you.

   Had a few minor issues with my plaster and a light needing replacing. The team sent out Darren to do the repairs. Such a lovely, funny and entertaining bloke while he was getting his jobs done. Did everything he needed to with no issues at all, he did however pop to b&q during his visit to me to get a replacement for the light. Which shows that ultralets don’t leave a job undone. The amount of care taken into the repairs was seeable and looks like I’ve had a paint job done. Thank you ultralets & Darren!

   Ultralets have been excellent since I moved from another management agent in Hull to them last year. I had tenants who moved out of my BTL in Nov & Ultralets managed to get new tenants into the property within two weeks without me incurring a costly void period. They always keep me informed & keep maintenance costs down by only doing repairs which are required. I’ve also passed their details onto a family member who is interested in purchasing properties in & around the Yorkshire area to refurbish & flip.
