A winter visit was just the restful break I needed. The house is warm and welcoming and the views spectacular. Thereβs a great choice of eating spots in the village and amazing pubs, often with gear live folk and traditional music. Top marks all round!

Beautiful location and property, sited over looking Carlingford Lough in the lovely village of Rostrevor. Our hosts were so friendly and easy, it's what irish hospitality should be. Breakfast was cooked fresh and a proper taste of the local area with potato farls and soda bread as options. I would highly recommend and would definitely return.

This is one of the most beautiful B&Bs weβve ever had the pleasure of staying at. Immaculately clean; top quality homemade cooking; gorgeous light and modern rooms with comfortable beds. The view of the Carlingford Lough and Slieve Martin from our balcony is just stunning! Like a fairytale storybook view and right on the doorstep of the famous enchanting trails of Kilbroney Park. The house itself is overlooking a beautiful manicured garden square surrounded by gorgeous Victorian style town houses. The private gardens of the B&B are just beautiful and exquisite, we enjoyed a lovely cappuccino and home cooked Irish breakfast in the sun trap of the conservatory (even in January!!), overlooking the boats floating on the Misty winter subbed Lough. The village of Rostrevor is like a mystical land of itβs own with traditional music in cosy pubs every night; gift shops; art boutiques; artists; writers; rich culture and heritage trails as well as festivals all year round. John and Anne are an absolute delight to spend time with. So friendly and feel like family! Anne is a deep spiritual soul; a local woman of many talents who has travelled the world with the famous Sands Folk Band and her work as a painter. John (originally from Dublin) with his background in journalism and as a historical tour guide entertained and delighted us with many interesting tales and anecdotes. We canβt recommend a stay at the Sands B&B enough and would now consider it a home away from home. 5 stars!! A gem of an escape away into a fairytale lane of old β¨

An excellent B&B, loved my stay there I felt so welcomed and right at home. The breakfast in the morning was absolutely gorgeous and Anne and John provided such a wonderful experience. Very close to the local restaurants, pubs, and to Kilbroney forest park which is such a wonderful day out.

The entire experience in Rostrevor was special, right down to our stay at, The Sands. A quaint B&B with a beautiful room and lovely view. We had a delicious breakfast every morning and felt welcomed by the wonderful host John and Anne. We will definitely be back!

Perfect location First night in Ireland. We needed a B&B within (short) walking distance to the restaurantβ¦ and so it was. Furthermore, we like nature, and (living in a big city) we need peace. And so it was: the B&B is a quiet location, with magnificent views of Carlingford Lough! The hosts were professional, yet friendly curios about differences between Ireland and Italy. The room was comfortable, with excellent beds. We would have appreciated home made jams, because we donβt eat cooked breakfast generally.

Had the most wonderful stay at The Sands B&B in picturesque Rostrevor, Co Down. The B&B is just beautiful, lovely for a quiet stay and you can check out the live music sessions in town. Anne and John are so welcoming and nothing is too much, we had a beautiful breakfast, which set us up for the day! The views from the B&B out to the lough were really lovely. Our room was beautifully laid out, en-suite and the amenities include gorgeous natural toiletries, tea/coffee and tv/wifi. I would definitely recommend booking a wee break there as it was a wholely enjoyable experience. Many thanks.

Beautiful B and B in the heart of Rostrevor. Fab room which was very clean and comfortable, and had amazing views. Hosts were lovely and very helpful. Within walking distance of the village and Kilbroney Forest Park. Breakfast was delicious. The garden was full of beautiful flowers with the heady aroma of roses and poppies. Would definitely recommend a stay here.
