    Very good apart from the loud local ladies shouting without any filters. Though luckily enough every 10 minutes they needed to vape. Then the pub was silent for 3 mins. Beer good price! Bar staff great. Beer great too. Just a shame there was not lots of custom.

    Spent NY here, lovely local pub. Staff so very busy but bar staff just kept serving while having a laugh and talking to everyone. Family friendly too, great DJ on the night. I'm local but not regular and felt welcomed

    This pub is certainly not to everyone's taste. It is very large with two pool tables, a dartboard and a large exterior seating area. The prices are cheap, I took advantage of the spirits special offer, a double bells whisky for £3.90, which is cheaper than my local Wetherspoons. However, they have no cask ale and only five whiskies. This pub is very much a locals pub but I did engage in some good conversation. I was here at 6pm on a Tuesday and it was quiet which maybe explains why this pub will be closing in April (it has closed before). I enjoyed my time here, hopefully it will once again rise like a Phoenix after it's next closure.

    Great pub, the workers are the kindest and loveliest people. Always welcoming, great prices, pool tables and always show the football. The beer garden is also very nice. Have been coming to this pub on and off for about 12 years now.

    Friendly and efficient staff, clean and well decorated, beautiful decor. Gorgeous windows and cozy corners near them. Excellent location, just next to the park. Very community-family atmosphere, peaceful and bubbly. Definitely a gem !

    A large family friendly PH in Bush Hill Park. Inside looked like a new'ish carpet, polite and friendly bar-person. Rear garden with large canopies and lots of outdoor tables to the front.

    It has a great athmosphere about it! Good furniture, soft carpet, nice colour scheme choice. Games area, such as snooker table, darts. Beautiful garden area, big and lots of tables! Lovely and friendly service! I love going to the Lincoln Arms with friends and family.

    Place dark not well lit , no soap in toilets plus smelled to high heaven food not well made very poor at best see pic would explain only two dinners while eating dog fight broke out with people screaming running around shouting and swearing dog came in off road an attacked a customers dog seems more a pub for down and out drinkers not family oriented most things on menu was not available struggle to find something to eat bar staff were very friendly and helpful parking is horrendous don't go chingford hungry horse much better
