    I was a tenant through Rooms4U for one year, and it was by far the worst housing experience I have ever had. From the moment we moved in, the property was in a terrible state. The whole house was filthy, with bad smells, leftover food, hair, and shower plugs clogged with hair. There were also broken appliances, such as a fridge, and broken beds and blinds — to the point where one of my friends could not use her bed for several weeks. We were a house of nine female tenants, and it was incredibly unsettling to have random people, often men, entering the property without prior notice or explanation. They often seemed confused why they had been sent by Rooms4U too. We also experienced serious unresolved maintenance issues, including plumbing problems that resulted in human waste coming from the drain on our doorstep — which was not addressed in a satisfactory way. Throughout the year, there were further issues such as unreliable hot water, unexplained yellow water supply, and pest infestation. Many repairs were carried out by myself or my family (or the other tenants), including fixing insecure door locks. Staff were often unhelpful and at times rude. This experience was extremely stressful. We did not feel taken seriously, and having to constantly chase repairs and deal with poor communication left us feeling completely let down. At the end of the tenancy, we were charged for numerous cleaning and maintenance costs, including a £100 oven cleaning fee, despite moving into the property in unacceptable condition. It felt unfair and, frankly, like we were being scammed. Luckily, we are with another company this year who seems to care a little more. But overall, I hope Rooms4U takes this feedback seriously and improves their service, as it fell far below reasonable expectations for accommodation and care.

    I contacted Rooms4u twice to report an overflowing skip outside of their property. Staff on the phone were polite and receptive to the issue, although no apology was offered and no specific timescale given to resolve it. The skip had been mistaken for one offered by the council, so it was not their fault the skip had overfilled in the first place. However, once reported, it should have been dealt with the same day. I don't really care whether the skip belongs to builders or the property management company themselves. If you manage the property it is your responsibility, and Rooms4u should of had this sorted immediately as waste was blowing down the street and causing issues. In the end, it took for me to contact the council to get this resolved. Disappointing. EDIT IN RESPONSE TO THE COMPANY'S REPLY: 1. My review acknowledged the skip was unfortunately misused by the public, so no need to repeat this. 2. The skip was on site for in excess of 10 days, half of that overflowing - I don't consider this a "short time". 3. "We acted quickly" - It took over a week to get the skip removed from when I reported it. You never fed back to me that the skip company's availability was causing a delay, otherwise I may have been more understanding knowing that it had been booked, even if not for a few days. Poor response.

    I am a previous tenant of Rooms For You, and I must say they are an excellent agency. From the very beginning—starting with the property viewing—all the way to the end when we received our deposit back very quickly without any deductions, their service has been outstanding. They are genuinely supportive and trustworthy throughout the entire rental process. A special thanks to Harvey, who coordinated everything for us. He was always quick to arrange maintenance without any delays and handled every situation with efficiency and a warm smile. I have stayed in several accommodations before, but I’ve never received such excellent support anywhere else especially in deposit refund. Rooms For You also helps in finding new accommodations, making the entire experience smooth and stress-free. We are truly grateful to Harvey for all his help and dedication.     Been with rooms4u for the last 2 years, Alan the maintenance guy was absolutely incredible for both years, always looking to help us out with anything we needed and going above and beyond when doing so. He has helped us move stuff into our new house, got jobs sorted straight away, came to help us out of hours when our friend was locked in the bathroom and even kept some of my items safe for me when I forgot them after moving out!! Lovely guy and such a credit to rooms4u! Thanks Alan for everything you have done!!

    From the first day of key collection I had issues with rooms4u. I was never sent an email to book a slot to collect, had no other choice than to just turn up at the office after ringing and getting no answer. When I arrived I got turned away and told to come back four hours later. I then arrived at the time they told me to and had to wait a further half an hour as they couldn’t find my keys. A very unprofessional start. We were told we would have a professional clean done before moving in, and there was more than enough time for them to complete this as we didn’t move in until 9 days after our tenancy started. However, this was not done and the flat was disgusting, with condom wrappers and crisp packets left under the bed. We have had countless maintenance issues since living here. The bed was broken when we moved in, they were made aware of this in my very first email and it wasn’t sorted for at least a month. This is something that should’ve been noticed and repaired after the previous tenant moved out. The tenancy listing stated that there is a communal washer and dryer in the building, but the washer leaves clothes smelling of mould and damp, and the dryer doesn’t work at all. Our heating didn’t work for months, from when we moved in until January. Our flat was at 7° for a lot of the coldest months. Additionally, our windows leaked due to heavy rain, leaving puddles of water on the ground and near electric sockets. Nobody was sent out for a few days. The entire underside of the sofa was soaked, I told rooms4u about this when they visited and was told to ‘use a hairdryer’. One of our biggest issues since staying here was the mould, likely as a result of the cold and damp conditions that could have been sorted but weren’t. I have had to throw away 2 bin bags full of my belongings as they got covered in mould and rooms4u did nothing about this when I told them. In winter, the condensation in the windows caused mould to grow all over them to the point I had to clean them multiple times a week. In march, we noticed that the wall in our bedroom was covered in mould. When rooms4u were made aware it took a couple of weeks for them to come and treat it and paint over it. Coincidentally, they only came to do this two days before a viewing was booked in. During this viewing, I was home and the people viewing the flat were asking me questions. When I was asked if we had any issues in the flat, I began talking and was cut off by the person sent out by rooms4u who said ‘any issues that they have, we sort them out really quickly’ and after that I didn’t feel comfortable saying anything negative or honest to the people viewing the flat. I feel very guilty that these people are likely to be moving in and that they are not getting an honest review of the place, as they will likely suffer with the issues we had over the winter. It’s really not fair. Some of these issues are at the responsibility of the block management and not rooms4u, however, if rooms4u had any common decency, they would try and help us to get these issues sorted instead of allowing us to live in a freezing cold, mould infested flat for months. The entire company is incompetent and they don’t care about their tenants. Our last straw with the company was an email we got right before we moved out. We are moving out on the last day of our tenancy, and we have been told that if you hand the keys over after 12, you get fined £35 per key. If it wasn’t obvious enough, this is just for them to make more money off already struggling students. We were told that the reason for this is because they need to clean the flat before the next tenant moves in, however, this clean wasn’t done for us and we can’t move out earlier than the end of our tenancy, nor should we be expected to do so. This company enjoys taking advantage of students who are renting for what is likely the first time of their life. They don’t care, they just want your money. Do yourself a favour and stay away from them.

    Great service - we have been looking for our first house for 2nd year since before Christmas, we went and viewed a number of houses with other agents and most seemed either uninterested in showing us round or the houses were in poor condition. However we finally a company that understands students - we were shown 4 properties in Kensington fields by a guy from their team who was very informative. The sign up process was really quick and straight forward - all done online. If your a student looking for a property in Liverpool - these are the guys to go too!!

    Renting with this company is hard work. I have just moved out of a rooms4u house and have had several problems throughout the year and even after moving out. When we moved in the house had not been cleaned - one of my housemates found dirty underwear under her bed! After a lot asking, rooms4u finally sent in a cleaner nearly 2 weeks until after we moved in. There were a number of issues with the property which were listed and sent to rooms4u. For the first 3 months nothing was fixed or sorted and by this time they had removed all the issues we had listed on property cloud (the website they use to cite problems/pay rent etc.). After this it was more chasing them up to get things sorted. The saving grace of rooms4u was there maintenance man who then would come around (this was after the first 3 months) within 1-2 days and fix minor problems. Although other things that had been mentioned at the very beginning (furniture, garden) were either never fixed or not sorted until the last 2 months of living there. At the beginning of our contract we were also told that we needed to set up wifi - to be then told at the end of our contract that there was already wifi so they were not going to reimburse us (even though this was stated in the contract and emails). After speaking to someone, showing the emails AND writing a review they said there was an error and willing to reimburse us. From here I thought if they were going to sort the issue out I will delete the review. Since then I have not been reimbursed and have not heard from rooms4u after 3 or 4 emails. If you do rent with this company take pictures of everything, keep hold of your contracts and emails and good luck as this will be extra work on top of uni.

All my questions were responded immediately without any delays. I had two times issues related with my bathroom which was solved immediately the next day by their mentanance team.
