I had a very disappointing experience with The Marches when moving out of my flat. Despite hiring a professional cleaning company, I was told the cleaning was “not satisfactory” and was asked to either do more cleaning or pay more to use their own cleaning. I carefully compared the check-in and check-out inventories, and the condition was very similar. The issues raised were extremely minor (small dust spots, tiny details), which could easily occur naturally, for example dust coming in when doors are opened. What makes this even more frustrating is that I explicitly asked a member of staff to check the apartment before I returned the keys, and no major issues were raised at that time. It now feels like small “bits and bobs” are being pinpointed purely to justify additional charges. Overall, the process felt unfair, stressful, and money-driven, especially at the end of the tenancy. I would advise future tenants to document everything very carefully, take photos, and be prepared to challenge deductions.

I booked an appointment to view three properties at The Marches around two weeks in advance, but when I arrived it felt as though no one had any idea I was coming. There was no acknowledgement when I arrived, and I was left waiting until I went up to the receptionist myself to ask what was going on. During the viewing, I was told that only one property was actually available to view, not the three I had arranged. The one property shown was in poor condition: it was unclean, the flooring was lifting, and dirt had clearly gathered around the unit. It gave the impression that no effort had been made to prepare it for a viewing. Another important point worth warning prospective tenants about: the kitchens are fitted only with microwave ovens, not standard ovens. This was a huge shock and, in my view, reflects a cost-cutting approach with little regard for tenant living standards. For many people, including myself, an oven is essential, and the lack of one makes the property far less viable. Overall, I was left very disappointed. The lack of professionalism, the poor condition of the property, and the inadequate facilities make The Marches unfit for rent in its current state.

Moved in a couple of weeks ago and it's been a great experience so far. No real issues. Building itself is very modern, the apartments are nice and partially furnished with nice furnishings. Comfy bed/mattress. Nice balconies and views. The communal spaces are really nice as well with different events hosted for residents throughout the month. Co-working space available too. Pet friendly! The building staff have been very friendly and responsive! There's a parcel room for delivery management which has worked really well too.

A place that I have called home for 2 years. Management of this place had been changing over the years with staffs having low morale. Design of the flat are pretty decent with comfy bed. However, lifts always broke down; the council tax and electricity fee are expensive with unreasonable rate and banding. Rent increases every year by like 5%. Needless to say the commute to London is not the cheapest. For some rooms where its windows are facing the train track, the noise are pretty unbearable at night with sparks from high speed trains affecting your sleep.

Living at The Marches in Woking has been fantastic. The building offers great communal areas, including stylish lounges and outdoor spaces. The team here is amazing—they're always organizing fun activities and events every week, which really creates a positive and friendly atmosphere. I love the sense of community and the convenience of being close to everything in town. A special thanks to Lina Carrillo for helping me find a two-bedroom apartment. She efficiently made the process easier than I thought, especially since I had been looking for this unit since November 2023. Her assistance was invaluable and greatly appreciated.

The building itself is very nice and that is the only positive for living here. Reception staff are helpful whenever they are aware of the issues but are clueless to half of the things happening in the building. There is lack of communication between the managers, the staff and us the residents. The building is promoted as eco-friendly, the best place to live in, but I have had far too many headaches from living here. In conclusion, do not live here!! Run for your life!

Save yourself the immense stress that this place has caused myself and so many. A few points to consider: - The doorbell for the apartments is an app, which continually fails, meaning you cannot allow people in. - The heating/cooling system is also an app, which has a 1 star rating due to working about 10% of the time. This results in using energy when you don’t want to. - The concierge sees a turnover so regularly, you cannot find a member of staff that knows how to offer the necessary help you need. - Maintenance and cleaning staff are known to enter properties without any prior warning. - Many apartments have experienced damp issues, several appliances not working at all, as well as very weak sound proofing. - While many residents have attempted to raise concerns over fire safety, the key cards still do not allow residents stairwell access, which is a clear breach of safety. - The lifts and bin chutes, provided for convenience, have caused the most inconvenience for all. Consistently out of order, which can last for days. - Energy bills. We were not made previously aware that The Marches is on a commercial tariff, meaning residents are unable to receive any government funding schemes, as well as being left to pay the uncapped prices, inclusive of admin fees and daily standing charges

Do not live here. So many issues which have been reported countless times by dozens of residents. The staff strategy is to simply ignore. Paying luxury rent prices to live in accommodation without working lifts, bin chutes, running water and internet. Just had my first energy bill (half a year overdue and now suddenly due in one lump sum in a week) and the rate is over double of what similar buildings around are paying (with no option to self select a provider). The building is managed extremely poorly and absolutely no reason to have hope that things will improve as they haven’t in the last 8 months.

I’ve lived at the Marches since it opened in May 2022, and think it’s a fantastic place to live in Woking - it’s pet friendly, right in the centre of town, the flats are high spec and spacious and there’s an on-site concierge and maintenance team who are always helpful. There’s some great co-working spaces with beautiful views on the top floor, and there’s regular events where it’s been lovely to meet other neighbours (E.g. free breakfast on a Tuesday, free drinks on a Friday, monthly meditation, pasta making, painting classes, etc). It is a new build, so of course there have been a few teething troubles - but overall I love living here and would recommend it to anyone

The Marches is an amazing place to live. Coming from a resident a current resident (moved in June 22). Although there are a few teething issues, overall I couldn’t recommend it highly enough. The shared office space and communal areas are incredible, the views of Surrey are amazing. The flats are spacious, perfectly insulated (didn’t have to put the heating on during the freezing weather we’ve had recently, which is a superb considering the price of energy at the moment) and the community feel is great (free drinks every Friday and breakfast every Tuesday)! They’re definitely on the right track to build a fantastic place to live. If you’re considering moving here, please view for yourself!
