As a tenant, APW is an agent to avoid at all costs. We have had two seriously unpleasant experiences and still ongoing. The first, they forgot to inform us of an annual rent increase and then tried to back date the increase by 6 months. Luckily after big escalation and they dropped it, presumably knowing their error. Now we are enduring an awful experience trying to get our deposit back. After 11 weeks since the tenancy ended and asking multiple times via calls and emails, they will not help release the money saying the landlord is ‘gathering costs’’. It’s just so frustrating and no progress is made despite so many requests. We have been forced to raise a dispute with TDS, really not what we wanted to do but no other ideas to actually get the process moving. At least there is a deadline (but that has now passed and still nothing). We live in hope they may help facilitate the release of the deposit but track record shows this is unlikely. In our experience one to avoid if you are a tenant. Lots of lovely agents in Cobham to choose from. Also see their reviews on Trustpilot, lots of issues

Lucy is an absolute pleasure to deal with. We moved from abroad and she was incredibly helpful with our lease and a few other requests for assistance. She even met us at the property at 7.30am, with coffee, after landing on an early flight into the UK. Highly recommend APW and Lucy specifically.

Absolutely terrible experience with this agency today. We booked to view one of their rental properties with Lucy Fox. The first red flag was that we tried to call Lucy the morning of to double confirm the viewing and she didn’t get back to us, so we called the office who confirmed our appointment. We set off on our hour round trip and hit some traffic. We messaged Lucy directly on the WhatsApp number she had given us, she didn’t reply. We arrived 7 minutes late and nearly had a head on collision with Lucy who was driving extremely aggressively and almost rammed us off the single track road. She was very rude and almost hit our car (I don’t think she realised who we were). We arrived to the property obviously now unable to view as Lucy had left (without even calling us first to check and ignoring the message we sent her). We called the agency and explained the situation, all they could offer us was to reschedule for tomorrow morning. We declined as we had made an hour round trip to view and had not even been able to see the property- the agency seemed not to care. I am absolutely shocked at the service we received today- the house we were trying to view has been on the market for ages and I can see why as this agency is so unprofessional. Would NOT recommend APW.
I appreciate good approach and assistance from APW Cobham team with renting my first property. My budget, location preferences and required number of bedrooms were considered to select the suitable properties, and this was followed with viewings. Once I made an offer, Lucy assisted with all required arrangements to ensure i could move to new house in time for the start of school year. I happy with the services and will most likely use APW if I need to look for the property in the future.
