    Extremely disappointing experience with RI Property Services. I rented a flat at Weihurst Court and always paid my rent and bills on time. However, after my tenancy ended on 28 September 2025, I had to chase them repeatedly for nearly a month to get my refund of excess rent (£110) and deposit balance. The communication was slow and unprofessional — only after several reminder emails did they agree to process the refund. They are also attempting to charge unreasonable deductions from my deposit, including £100 for “cleaning” and £350 for replacing a bathroom vanity unit, even though the checkout report only mentioned “bubbling to plinth; water damage to RHS door edge” — clearly normal wear and tear.

    I won’t go into all the details of my tenancy, as RI Property Services are well aware of the issues we experienced. Unfortunately, the service throughout was consistently poor. From difficulties even getting contracts drafted correctly, to matters being left unresolved for weeks at a time, communication was a constant battle. At one stage we were dealing with a significant health hazard in the property. Emails went largely unanswered, and the only way to get any form of update was by repeatedly calling. Eventually, we were told to stop calling altogether, despite the fact the urgent matter was still unresolved. The one positive is that we did receive our full deposit back, though I suspect this had more to do with mishandling of the property’s maintenance than any act of goodwill and to keep us quiet. Overall, it’s very concerning that a company can operate like this, and I would strongly caution both tenants and landlords against relying on them.

    Re share of annual review. Disgusting service. As I can’t respond again I’ll re edit my review again. 1. You’re lying. 2. I never ever on any occasion went anywhere near your offices. 3. The credit issue you refer to is non existent and you were informed of a previous issue out of transparency. (Only relative to one of the applicants and I qualified on my own anyway). 4. This issue was in fact no longer relevant as we rented elsewhere with now issue. 5. You decided based on a potential perception that there may be a risk that you would choose another tenant despite having confirmed that we would proceed Amd the landlord had ACCEPTED our offer. Please stop embarrassing yourselves and making up answers as you go. This is likely the worst and most disgusting company I have ever worked with. Remember… you are dealing with families and people that are potentially at risk of being found without a home while you play games and lie. Just an annual reminder to not deal with this company. Just follow the reviews and updates on here. Stay as far away as possible from this agency!!! After putting a rental offer to landlord and advising the landlord is delighted to proceed, we advised we have a slight credit issue (which may not be an overall problem) and more important that we had a guarantor. This however was hard to explain as Carina doesn’t let you speak as repeats herself over and over. They however then put other offers to the landlord and now we sit without a new lease agreement in place and potentially without a place to stay. I am appalled and disgusted about how we were treated. Shocking service and how they remain in business is a mystery.

    We are currently a tenant through RI Properties. It was nice of them to follow up during my Search. We had confirmed a House for Renting, given that some of the highlighted issues are fixed. The Agent called me several times to pay the Advance, but not sure if they had called the Landlord in the same way to check if the issues were fixed. When we moved in, we observed that none of the issues that we highlighted were fixed at all. Moreover, we identified few more new issues after moving in. When we called the Agent, they just said that we have to deal it with the Landlord. When we called the Landlord, he just ignored those issues and wasn’t ready to fix them completely. The agent was reluctant to even follow up if any of our issues were addressed. Wish they took some extra step to see that the tenants are living without issues and that the landlord is addressing them appropriately. From what we observed, we felt that the Agency is more lenient to the Landlord than the Tenant. Would suggest to check for a different Agency in this area (Sutton) instead of RI Properties.

    As most ppl have said this is a very poor company. I viewed a property and informed them I will give a decision the next day, after deciding to go ahead I tried to contact over the next 2/3 days no one in the office picked up phone, I left emails and voice messages and no responses. When I did finally get through I was told it had been let the day I viewed it. They didn't even have the courtesy to inform me.

    After bad experience with other agencies I came to RI Property Services and they found for me and my family perfect place to live. They kept all the agreements about removing furniture I didn't need, date of moving in, documents ready on time and perfectly clear. During the tenancy I had problems with "difficult " neighbours so agency alongside with landlord solve the issues. Maintaining property is top ten, all the issues are fixed very quick. I can't say bad word about ladies working there, they never disappoint me and they are always very friendly and respectful. Highly recommend.

    I'm very disappointed with their service and very rude and disrespectful behavior. I felt unfairly treated when our contract ended and I found out they want to deduct money from our deposit. The landlord told us the agency advised him to take our money as he was happy with the house. I got no help from them when I complained about humidity and mould even if I had a new born baby with a nasty allergy due to it. I would never ever recommend RI Property as they will agree with the landlord and will take money from the deposit and will always deal with you with maximum superiority and disrespect.
